About The Position

The Senior Director of Facilities is a strategic and operational leader responsible for the overall performance, safety, and longevity of building systems, infrastructure, and physical assets across a multi-property portfolio residential portfolio. This role not only oversees daily operations and facilities team performance but also guides long-term capital planning, vendor partnerships, and sustainability initiatives.

Requirements

  • 12+ years of progressively responsible experience in facilities, engineering, building operations, asset management, or a related field, including significant senior leadership responsibility.
  • 8+ years leading Facilities & Engineering leaders across multiple complex properties or assets, with demonstrated success leading through Chief Engineers, Directors of Engineering, and other technical leaders.
  • Significant experience with complex high-rise residential, luxury condominium, Class A, hospitality, or comparable sophisticated building environments; HOA and Board experience strongly preferred.
  • Demonstrated experience leading major capital improvements, building-system projects, renovations, and infrastructure initiatives, including financial oversight, risk management, procurement, and execution.
  • Strong financial and business acumen, including operating and capital budgeting, Reserve Studies, long-term capital planning, forecasting, lifecycle and ROI analysis, contract management, and executive reporting.
  • Broad technical knowledge of HVAC, mechanical, electrical, plumbing, building automation and controls, life-safety, vertical transportation, and major building infrastructure, with the ability to assess risk and effectively challenge and guide technical recommendations.
  • Demonstrated strategic leadership, executive presence, sound judgment, talent development, change leadership, crisis management, collaboration, and ability to influence stakeholders without direct authority.
  • Exceptional communication, presentation, negotiation, coaching, and relationship-management skills with the ability to effectively advise HOA Boards, General Managers, executives, engineering leaders, consultants, and vendors.
  • Ability to operate strategically across a diverse portfolio, balancing individual community needs with broader CH-R priorities while maintaining appropriate separation from routine property-level engineering responsibilities.
  • Regular portfolio travel and access to building mechanical and project areas are required.
  • Must be available to provide senior leadership during significant after-hours emergencies when necessary.

Nice To Haves

  • Relevant facilities, engineering, building operations, or project-management certifications and licenses preferred.
  • Experience with CMMS, BuildingLink, HotSOS, building automation systems, and related technologies preferred.

Responsibilities

  • Adheres to the annual budgeted expenses
  • Collaborating with accounting to complete the monthly financial report
  • Timely review and approval of all association expenses
  • Responsible for all processes and procedures for routine, preventative and emergency maintenance and repairs of the common area facility, systems and equipment
  • Ensure that all team members provide residents and guests with exceptional services
  • Ensure that the building’s physical, mechanical, electrical and plumbing systems are functioning efficiently.
  • Ensure that all required building and system inspections are completed in a timely fashion
  • Ensure the safety and security of all residents and team members
  • Ensure the security, cleanliness, and repair of all engineering department tools, equipment and safety features are in accordance of established procedures and budgets
  • Effectively manage a team including but not limited to recruiting, training, scheduling, and managing performance of housekeeping, concierge, and maintenance professionals
  • Able to work into the evening, nights, weekends, as required
  • Able to provide open and effective lines of communication and address issues or concerns in a prompt and efficient manner
  • Respond to after-hour calls as necessary
  • Reports and addresses unsafe conditions immediately
  • Provides overall direction, coordination and leadership for all departments in the property
  • Direct liaison to all community organizations, city officials, industry associations and public relations entities
  • Ensures all applicable standards, policies and procedures are fully implemented in all departments
  • Participates in preparation of the annual operating budget and financial plans which support the overall objectives of the property
  • Creates and monitors annual operating goals, addressing all the drivers (Financial, Resident, Infrastructure, and Learning and Growth)
  • Works with department leaders to meet or exceed established budgetary guidelines. Reviews and approves operating expenses.
  • Directs the accurate and on-time preparation, production and distribution of all required reports
  • Protects and enhances the value of all property assets through appropriate programs in maintenance, security, emergency preparedness, housekeeping and capital improvements
  • Analyzes resident feedback and discusses findings with department leaders. Institutes changes and upgrades in service as necessary
  • Promotes the property by building and maintaining an active and visible position in the local community and with industry partners
  • Provides timely formal assessment of individual team members in alignment with the performance review policy and procedures
  • Conducts training on job standards and areas of responsibility as needed
