About The Position

The Senior Director of Facilities is a strategic and operational leader responsible for the overall performance, safety, and longevity of building systems, infrastructure, and physical assets across a multi-property portfolio residential portfolio. This role not only oversees daily operations and facilities team performance but also guides long-term capital planning, vendor partnerships, and sustainability initiatives.

Requirements

  • 12+ years of progressively responsible experience in facilities, engineering, building operations, asset management, or a related field, including significant senior leadership responsibility.
  • 8+ years leading Facilities & Engineering leaders across multiple complex properties or assets, with demonstrated success leading through Chief Engineers, Directors of Engineering, and other technical leaders.
  • Significant experience with complex high-rise residential, luxury condominium, Class A, hospitality, or comparable sophisticated building environments; HOA and Board experience strongly preferred.
  • Demonstrated experience leading major capital improvements, building-system projects, renovations, and infrastructure initiatives, including financial oversight, risk management, procurement, and execution.
  • Strong financial and business acumen, including operating and capital budgeting, Reserve Studies, long-term capital planning, forecasting, lifecycle and ROI analysis, contract management, and executive reporting.
  • Broad technical knowledge of HVAC, mechanical, electrical, plumbing, building automation and controls, life-safety, vertical transportation, and major building infrastructure, with the ability to assess risk and effectively challenge and guide technical recommendations.
  • Demonstrated strategic leadership, executive presence, sound judgment, talent development, change leadership, crisis management, collaboration, and ability to influence stakeholders without direct authority.
  • Exceptional communication, presentation, negotiation, coaching, and relationship-management skills with the ability to effectively advise HOA Boards, General Managers, executives, engineering leaders, consultants, and vendors.
  • Ability to operate strategically across a diverse portfolio, balancing individual community needs with broader CH-R priorities while maintaining appropriate separation from routine property-level engineering responsibilities.
  • Regular portfolio travel and access to building mechanical and project areas are required.
  • Must be available to provide senior leadership during significant after-hours emergencies when necessary.

  • Relevant facilities, engineering, building operations, or project-management certifications and licenses preferred.
  • Experience with CMMS, BuildingLink, HotSOS, building automation systems, and related technologies preferred.

Responsibilities

  • Provides strategic leadership for Facilities & Engineering across the CH-R portfolio, aligning annual and long-term priorities with CH-R business objectives, HOA and community priorities, luxury residential standards, and long-term asset stewardship.
  • Ensures portfolio building systems and infrastructure are maintained to high standards of safety, reliability, efficiency, appearance, regulatory compliance, and performance.
  • Leads portfolio asset and capital planning, including building-condition assessments, Reserve Studies, lifecycle planning, deferred maintenance, capital forecasting, project prioritization, and repair-versus-replace strategies.
  • Serves as a trusted strategic and technical advisor to General Managers, Chief Engineers, HOA Boards, and CH-R/Columbia Hospitality leadership, translating complex facilities matters into clear risks, financial implications, alternatives, and actionable recommendations.
  • Provides executive oversight of major capital projects and infrastructure initiatives, including scope, budgeting, procurement, contracts, scheduling, risk, quality, stakeholder communication, and successful execution.
  • Leads Facilities & Engineering financial and risk management, including operating and capital budgets, forecasting, lifecycle and ROI analysis, vendor and contract strategy, infrastructure risk, and responsible financial stewardship.
  • Develops and presents portfolio facilities strategies, capital forecasts, performance results, risk assessments, and recommendations to HOA Boards and CH-R/Columbia Hospitality leadership.
  • Leads Facilities & Engineering due diligence and integration for new business and property transitions, including building-condition assessments, capital and operational risks, staffing structures, contracts, and transition planning.
  • Builds and develops high-performing engineering leadership through recruitment, coaching, performance management, succession planning, leadership development, and accountability in partnership with General Managers and People & Culture.
  • Establishes portfolio Facilities & Engineering standards, SOPs, preventive-maintenance programs, inspection practices, KPIs, and reporting to strengthen building reliability, consistency, accountability, and continuous improvement.
  • Oversees regular portfolio inspections and audits to identify material deficiencies, capital needs, compliance concerns, and operational or infrastructure risks and ensures appropriate corrective action.
  • Leads portfolio vendor and procurement strategies to improve service quality, purchasing leverage, contract performance, operational resilience, and cost effectiveness.
  • Provides senior leadership for safety, regulatory compliance, emergency preparedness, business continuity, and critical building events, including appropriate after-hours escalation and response.
  • Advances operational excellence through building technology, CMMS and building-management platforms, energy and water management, sustainability, EV infrastructure, and other solutions that improve performance, asset longevity, financial outcomes, and resident experience.
  • Leads through General Managers, Chief Engineers, and other property leaders, building their capabilities and accountability rather than routinely assuming day-to-day property engineering responsibilities.
  • Models Columbia Hospitality values and demonstrates executive-level judgment, collaboration, communication, accountability, and leadership with Boards, residents, clients, team members, vendors, and business partners.
