About The Position

We are seeking a strategic, data-driven, and results-oriented digital marketing professional with a strong passion for performance marketing, brand growth, and digital innovation. The Senior Digital Marketing Specialist is responsible for developing, executing, and optimizing digital marketing strategies that support property-level leasing goals and broader corporate brand objectives. This role leads multi-channel digital initiatives including paid media, search, websites, and email marketing, while leveraging analytics, automation, and emerging AI tools to drive qualified traffic, improve conversion performance, and enhance the overall customer journey. A balance of creativity and analytical thinking is essential, with insights, reporting, and continuous optimization guiding campaign success.

  • Hands-on, recent experience with: Google Ads (including Performance Max and AI-Max campaigns)
  • Paid social platforms (e.g., Meta Ads Manager, + Advantage+)
  • Analytics tools (GA4) and reporting platforms
  • Google Search Console
  • Email marketing platforms and programmatic advertising tools
  • Familiarity with attribution models, tracking tools (UTMs, GTM, pixels), and call tracking platforms
  • Strong understanding of digital funnel metrics including CPL (cost per lead), CPA, ROAS, and conversion tracking.

Responsibilities

  • Develop and execute integrated digital marketing strategies across paid media, search, display, video, and email channels
  • Plan, launch, and optimize campaigns to drive leads, conversions, and occupancy performance
  • Continuously test and refine targeting, messaging, and creative to improve results
  • Liaise and coordinate with account and asset managers to understand leasing requirements as it pertains to creating, managing and optimizing property-specific campaigns
  • Manage and optimize paid search and performance media campaigns (Google Ads, social platforms, programmatic)
  • Improve organic search visibility through SEO, AEO, GEO best practices and content optimization
  • Monitor trends and adjust strategies to maximize traffic quality and conversion rates
  • Coordinate with Google Toronto to optimize campaigns and leverage their expertise to ensure campaigns are performing optimally and the most recent technologies are leveraged to obtain cost efficient leads
  • Leverage AI-powered tools to improve campaign targeting, bidding strategies, and audience segmentation
  • Utilize generative AI to support content creation (ad copy, email, landing pages) at scale
  • Apply predictive analytics and automation to enhance performance, reporting, and decision-making
  • Identify and implement emerging AI solutions to improve efficiency and marketing effectiveness
  • Oversee website onboarding, updates, and overall performance for property portfolios
  • Ensure all websites are optimized for user experience, SEO, and lead conversion
  • Continuously improve site content and functionality to align with marketing and leasing goals
  • Coordinate with CMS support teams to ensure properties are configured and synchronized correctly
  • Track and analyze campaign performance using tools such as Google Analytics (GA4), ad specific platforms as well as industry platforms (Lead Managing & RentSync)
  • Develop regular reporting and dashboards to communicate performance and insights
  • Translate data into actionable recommendations to improve ROI and marketing effectiveness
  • Conduct regular audits of digital platforms and campaigns
  • Leverage best data visualization practices to communicate data to key stakeholders
  • Support the development and execution of targeted email campaigns for lead nurturing, leasing, and resident engagement
  • Optimize segmentation, content, and automation strategies to improve engagement and conversions
  • Manage leads to ensure communication is being sent to the correct audience for the campaigns
  • Partner with marketing, leasing, and operations teams to align digital strategies with business objectives
  • Support presentations, reporting, and campaign planning across stakeholders
  • Manage digital marketing budgets, ensuring efficient allocation and strong return on investment
  • Optimize spend using performance data and automated bidding strategies
  • Ensure consistency and accuracy across all digital touchpoints, including websites, listings, and property profiles
  • Maintain high standards for brand alignment, quality, and user experience
  • Stay current on digital marketing trends, platform updates, and industry best practices
  • Proactively introduce new tools, technologies, and strategies to enhance performance
  • Participate in other marketing initiatives and projects as required
  • Operate effectively in a fast-paced environment while maintaining attention to detail and quality control
