About The Position

This position is responsible for managing the land portfolio, leading entitlement and post-closing activities, as well as managing all pre-development work for NTT GDC America’s recent acquisitions. Key activities include partnering with the acquisition team to track all required entitlement actions, post-closing obligations, and manage the incentives process. Manage the procurement and granting of easements on behalf of NTT, establish a land management program, and serve as NTT’s representative in call covered land situations. Partner with the Front End Planning team on all pre-development work and with the Power Team to ensure energization timelines are maintained. Monitor the development & construction process to ensure project timelines are maintained and that the financial implications of decisions are understood by key stakeholders. Provide ongoing updates to leadership and key stakeholders on all projects, ensuring that while in control of the Global Infrastructure Development team, financial performance is consistent with business expectations/business case. The role reports to the VP of Real Estate, Americas.

Requirements

  • Minimum 10 years of progressive experience in project development, land management, asset management, and/or program management of Data Centers or similar high specification Corporate Real Estate.
  • Recent experience within a global organization.
  • Ability to work in start-up and ramp up environments requiring multi-tasking and working against deadlines.
  • Strong interpersonal and communication skills at all levels of the organization and with suppliers.
  • Excellent analytical skills with a high-level understanding of real estate finance.
  • Demonstrably strong negotiation skills.
  • Outstanding relationship-builder and communicator, both internally and externally.
  • Unique ability to balance strategic thinking with tactical needs.
  • Creative thinker and demonstrated ability to champion innovation.
  • Substantial knowledge of Data Center Design principles and delivery including permitting.
  • Demonstrated skills in change leadership, technical management and collaboration.
  • Ability to work in multinational, interdisciplinary and culturally diverse teams.
  • Excellent written and oral communication skills, along with strong quantitative analytic skills.
  • Perform work during US business hours and time zones.
  • Occasional work onsite at active data center construction projects and data center locations.
  • Exposure to varying temperatures and loud noises.
  • Exposure to outdoor weather conditions.
  • Travel required ~25% of time.
  • Perform work from a remote location with stable internet connection.

Responsibilities

  • Hold the day-to-day responsibility for the management and co-ordination of all aspects of NTT’s portfolio of land projects within the region.
  • Pro-actively manage the overall project with all internal and external stakeholders.
  • Organize, lead and minute Master planning pre-project workshops.
  • Organize, lead all related Project Meetings.
  • Prepare and maintain a Project Execution Plan for each property.
  • Manage the risk register received from the acquisition for each project, ensure any post-closing mitigation actions are taken, and update the register as necessary through the hold period.
  • Monthly reporting on status, including progress, financials, risk, and decisions required.
  • Pro-actively close out actions arising from meetings.
  • Support the relevant internal departments to ensure the project performs in line with the approved business case.
  • Continually review the status of the project with all involved parties to ensure consistency with the strategy.
  • Proactively review risk, progress, change and opportunity against the approved business case, whilst having a strong commercial mindset.
  • Be responsible for budgeting of land management costs, entitlement costs, easement expectations, and any other costs associated with managing the land or completing post-closing obligations.
  • Constantly review commercial and reputational risk and manage and promote mitigation to achieve the objectives of the Business Case.
  • Ensure planning and permitting of any new development or expansion is on track from close through turnover to construction.
  • Serve as a process and schedule leader for interdisciplinary teams, including finance, legal design, leasing, construction, and operations to ensure business results.
  • Engage local political, economic development, and commercial organizations to appropriately raise the profile of the project, communicate the benefits and impacts to key stakeholders, and ensure an efficient statutory approval process.
  • Achieve the necessary planning permissions for the development by identifying the requirements, critical path, and required partners and contractors/sub-consultants required to execute the required applications.
  • Define design requirements and, in conjunction with design, deliver project plans that meet operational, leasing, aesthetic, and budget parameters up to the point of hand over into delivery.
  • Procure all easements (private & public) required to ensure project success.
  • Represent NTT in all cases where the granting of easements may be necessary – protect NTT’s interests in all cases.
  • Monitor programs for the delivery of design and permitting and ensure that projects remain on program and look to better speed to market and shorten the overall delivery time.
  • Be fully accountable for managing cost objectives during the hold period for undeveloped parcels.
  • Ensure that the approved business case is reflected at key stages during the design and implementation phases of the project.
  • Report deviations as changes and obtain approval.
