About The Position

Edward Rose & Sons is seeking a Senior Community Manager in Carmel, IN, to drive a positive and exceptional resident experience. This role involves overseeing daily operations, finances (budgets, fees, vendors), maintenance, resident relations (rules and communication), and team members. The position ensures regulatory compliance (such as fair housing) and enforces rules to maintain a harmonious living environment. It requires strong leadership, communication, and management skills. The Senior Community Manager collaborates with the team to ensure successful operations and fosters a safe and trusting environment. A key focus is maximizing community revenue, resident satisfaction, and retention.

Requirements

  • Previous experience in a management role is required.
  • Exceptional customer service, organizational and time-management skills
  • Strong written and verbal communication skills.
  • Ability to execute job duties under stressful circumstances such as last-minute deadlines or other difficult situations.
  • Acceptable driving record and a valid driver’s license (if applicable, based on location).

Nice To Haves

  • Previous experience in multi-use property management is preferred.
  • Experience using Yardi Voyager or related property management software.
  • An associate or bachelor’s degree in a business-related field is preferred.
  • NALP and CAM certifications are beneficial but not required.

Responsibilities

  • Attract, Recruit, and Onboard: Interview and hire qualified candidates. Maintain appropriate personnel levels, coordinate schedules, and delegate effectively. Train team members in resident relations and apartment sales techniques. Inspire team members to consistently deliver high-quality customer service. Acclimate new hires to company systems, processes, policies, and expectations. Communicate company mission, vision, values, and performance standards.
  • Perform: Oversee sales and service teams. Process and evaluate applications and lease renewals. Investigate and enforce rules of occupancy; inspect vacant apartments and document needed repairs. Work with leaders to set and adhere to operational budgets. Evaluate contractor projects. Maintain complete records of income, expenses, signed leases, complaints, performance, etc. Prepare and submit weekly reports on general operations, payroll, and financial performance. Prepare and submit communications to the collections department. Participate in organizing and facilitating community events and other special projects. Assist the marketing team in managing and evaluating advertising initiatives and updating market surveys. Be on property as needed for major incidents requiring recovery (e.g., flood, electrical outages, safety incidents). Consistently exhibit a positive disposition while interacting with residents, colleagues, and vendors.
  • Reward, Retain, and Transition: Propose and implement innovative strategies to promote team member recognition and reward high performance. Develop and maintain systems for recognizing achievements and contributions. Propose and implement innovative strategies to promote team member engagement, productivity, and retention. Meet with team members regularly to discuss strengths and development opportunities. Work with individuals to develop goals and action plans. Foster a positive team culture. Support ongoing professional development and career growth opportunities. Support internal mobility, promotions, and role transitions. Assist in documenting knowledge transfer and maintaining operational continuity.
  • Additional Responsibilities: Maintain awareness of governance for the Homeowners Association (HOA) of the Icon community, including CC&Rs, Bylaws, Articles of Incorporation, Rules & Regulations, meeting minutes, and financial statements. Act as a key contact for the HOA in response to ERS obligations. Act as liaison for commercially rented spaces with duties that may include cleaning, power, and internet. Act as liaison for utilities (water, sewer, etc.), cleaning and trash removal, security, and communications. Coordinate for the outdoor public space, including scheduling and setup of event-related equipment.
