The Senior Community Manager drives financial performance, operational and leasing excellence, and outstanding customer service at one or more communities. The role leads community operations and maintenance teams, establishes performance standards, and coaches, develops, and empowers associates to achieve business outcomes. It may be assigned to large or challenging communities, lease-ups, renovations, or multiple sites, and may contribute to expanded work groups. The Senior Community Manager is a regional resource for other Community Managers, providing advice and policy guidance and potentially hosting monthly calls to gather feedback and offer assistance. The role works with Learning and Development to mentor and support newer associates. Assignment of the Senior title is based on mastery, excellence, and proven performance; managing multiple communities alone does not guarantee the title. The role reports to a Vice President or Regional Manager, who has primary authority. The supervisor and Senior Community Manager determine day-to-day duties based on the associate’s skills, experience, career goals, and community needs. Responsibilities include managing community financial performance, revenue and expense programs, pricing and occupancy strategies, budgets, forecasts, operating reports, contracts, and capital recommendations. The role oversees sales, renewals, move-ins and move-outs, inventory and pricing knowledge, and marketing strategy. It ensures brand and operating standards, legal and procedural compliance, and effective third-party contract management. It also recruits, hires, schedules, trains, evaluates, coaches, and develops associates while setting goals and accountability.
