About The Position

The Senior Building Manager is responsible for managing the daily operations of a facility, including maintenance, repair, and oversight of building systems. This role involves prioritizing work orders, coordinating preventive maintenance, and managing projects with external contractors. The position also includes supervising building staff, managing personnel issues, preparing and managing the annual budget, and ensuring compliance with safety regulations and building codes. The Senior Building Manager will also be on call 24/7 for facility emergencies and must maintain current knowledge of building systems and components.

Requirements

  • Bachelor’s degree in Management, Business Administration or related field
  • 2 years' experience
  • Equivalent combinations of education and experience which indicates a thorough knowledge of management practices, facilities management, mechanical engineering practices, construction management and a demonstrable ability to apply management principles to practical work situations.
  • Valid driver's license issued by the state of residency

Responsibilities

  • Manages daily work orders, prioritizing them and assigning emergency work orders, and coordinating preventive maintenance.
  • Plans and manages all aspects of maintenance, repair, and operation of the facility, including plumbing, electrical, mechanical systems, HVAC, carpentry, painting, fire/life/safety, OSHA compliance, building/fire codes, EMS system operation, and custodial projects.
  • Meets regularly with the building administrator to manage progress of tasks and contractual responsibilities.
  • Recommends hire/removal/discipline of building staff, evaluates staff performance, and advises staff on performance details.
  • Educates and motivates staff, provides technical assistance and training.
  • Manages personnel issues, needs, and various requests, such as approving/denying vacation, leave of absence, staff time/hours (payroll), and other special requests.
  • Manages projects and assignments by outside contractors and county Trade groups, including maintaining records, creating reports, monitoring project status, monitoring energy usage (Gas, Electric, Water), and keeping the supervisor updated.
  • Provides supervision for non-construction/HVAC contractors and monitors contracts and services to ensure compliance with approved project plans and specifications.
  • Verifies work order completion for quality and quantity.
  • Maintains complete responsibility for life safety systems (fire, electrical, HVAC), including scheduling and conducting inspections for life safety, housekeeping, and maintenance problems.
  • Maintains routine and specific communication with tenants to assure customer satisfaction.
  • Prepares annual budget for assigned Facility (in the range of $750K-1,500K) and manages the assigned building to budget with complete profit and loss responsibility.
  • Purchases and controls the use of supplies and materials for building operations ($500K-$900K).
  • Recommends budget and cost control issues.
  • Uses and/or operates hand and power tools to perform duties, including operating, maintaining, and repairing all systems.
  • Serves on call via cellphone for the facility twenty-four hours a day, seven days a week.
  • Operates/adjusts building mechanical and electrical systems from a laptop computer.
  • Reviews manuals, books, journals, and blueprints to maintain current working knowledge of building components, and air conditioning and heating systems.
  • Performs other duties as required or assigned.
  • Serves as Building Manager in other County buildings as needed.
