About The Position

A growing residential real estate law practice is seeking an experienced Senior Attorney – Residential Real Estate to join its South Carolina team in the Charleston market. This is a high-volume, client-facing role for an attorney with significant residential real estate closing and South Carolina title experience. The Senior Attorney will serve as the primary South Carolina attorney for the local office, handling residential transactions from title through closing while providing responsive, high-quality service to clients and industry partners. The ideal candidate is an experienced residential real estate attorney who is highly organized, detail-oriented, responsive, and comfortable managing a substantial volume of transactions in a fast-paced environment. While the role is primarily focused on legal and closing work, there is also an opportunity for the right individual to contribute to the continued growth of the practice by developing relationships and expanding its presence within the Charleston-area real estate market.

Requirements

  • 5+ years of experience practicing residential real estate law.
  • Active license to practice law in South Carolina and good standing with the State Bar.
  • Current South Carolina Notary Public appointment.
  • Significant hands-on experience conducting residential real estate closings in South Carolina.
  • Strong understanding of South Carolina title examination, title insurance, and title curative processes.
  • Experience working with title insurance underwriting guidelines and requirements.
  • Strong ability to manage a high volume of transactions while maintaining accuracy and attention to detail.
  • Excellent written and verbal communication skills.
  • Highly responsive and proactive approach to client and industry-partner communication.
  • Strong judgment and problem-solving abilities.
  • Professional, client-focused approach with the ability to remain composed in high-pressure situations.

Nice To Haves

  • Established relationships within the Charleston-area real estate market are strongly preferred.
  • Demonstrated ability to build and develop professional referral relationships.
  • North Carolina licensure is preferred but not required.

Responsibilities

  • Conduct approximately 60–80 residential real estate closings per month, representing buyers, sellers, and lenders.
  • Manage residential transactions from title examination through closing and post-closing requirements.
  • Review closing packages, settlement statements, purchase contracts, loan documents, title commitments, and closing disclosures for accuracy and compliance.
  • Explain legal documents and closing procedures clearly to buyers, sellers, lenders, Realtors®, and other real estate professionals.
  • Resolve title, closing, and transactional issues to facilitate timely completion of transactions.
  • Provide practical legal guidance and recommendations regarding residential real estate matters.
  • Ensure transaction documents comply with applicable South Carolina laws, regulations, and title insurance underwriting requirements.
  • Examine title reports, title commitments, surveys, deeds, public records, and other relevant documentation.
  • Identify title defects, liens, encumbrances, ownership issues, and other matters affecting marketable title.
  • Perform title curative work, including obtaining releases, corrective deeds, affidavits, probate documentation, and other necessary legal instruments.
  • Work directly with title insurance underwriters to resolve title issues and satisfy underwriting requirements.
  • Prepare preliminary and final title opinion statements.
  • Draft, review, and revise deeds, affidavits, powers of attorney, easements, corrective instruments, and other real estate documents as needed.
  • Maintain a high level of accuracy, organization, and attention to detail across a high-volume transaction pipeline.
  • Serve as a trusted legal resource to buyers, sellers, lenders, builders, investors, Realtors®, and other real estate professionals.
  • Communicate proactively and responsively with clients and industry partners throughout the transaction process.
  • Maintain high standards of professionalism, responsiveness, and client service, particularly during time-sensitive or high-pressure transactions.
  • Build and maintain strong professional relationships throughout the Charleston-area real estate community.
  • Participate in networking, industry events, and other relationship-building activities.
  • Identify opportunities to expand referral relationships and contribute to the growth of the practice's South Carolina footprint.
