About The Position

The Senior Associate of Portfolio Management will work with the Portfolio Manager in all respects to establish and execute portfolio-level strategy and performance across the firm's investment vehicles. This is a hands-on, investment-savvy seat: this will assist in capital allocation and hold/sell/refinance decisions, lead portfolio analytics and reporting, and serve as a credible, polished voice in front of investors and capital partners. The Portfolio Management team sets objectives for and works alongside the asset management team, owning outcomes at the portfolio and fund level while asset managers own execution at the property level.

Requirements

  • 5+ years in real estate portfolio management, asset management, or investment management; multifamily experience strongly preferred.
  • Demonstrated investment acumen: fluency in real estate finance, capital structures, valuations, and return metrics, with a track record of driving portfolio-level decisions.
  • Advanced financial modeling skills (Excel required; experience with institutional reporting/BI tools a plus).
  • Polished, investor-ready communicator -- comfortable presenting to institutional investors, family offices, RIAs, and boards.
  • Bachelor's degree in finance, real estate, economics, or related field

Nice To Haves

  • Experience with non-traded REITs, 1031/721 exchange structures, or private fund vehicles a strong plus.
  • CFA, CAIA, or MBA a plus

Responsibilities

  • Assist in the construction and execution of portfolio strategy to drive performance across assigned vehicles, including return targets (IRR, equity multiple, cash yield), portfolio composition, and diversification.
  • Assist in making capital allocation decisions: hold/sell/refinance analysis, capex prioritization, reinvestment, and pacing of acquisitions and dispositions against portfolio strategy.
  • Maintain a clear understanding of fund-level leverage, liquidity, and cash management, including distribution planning and coverage.
  • Assist in monthly and quarterly valuation processes and oversee third-party appraisal engagement.
  • Review and, with the Portfolio Manager, approve annual property business plans and budgets prepared by asset management, ensuring alignment with fund objectives.
  • Monitor fund compliance with investment guidelines, loan covenants, and (where applicable) REIT and structure-specific requirements.
  • Own fund and portfolio financial models: projections, return attribution, sensitivity and scenario analysis, and stress testing.
  • Build and maintain portfolio KPI dashboards; track performance against underwriting and budget, and flag variances early with recommended actions.
  • Lead quarterly and annual reporting cycles, including fund performance reporting, benchmark comparisons, and board/committee materials.
  • Partner with accounting, FP&A, and investor relations to ensure data integrity across reporting, valuations, and investor deliverables.
  • Partner with the Marketing and Capital Markets teams on marketing materials: pitch decks, offering summaries, track record exhibits, and case studies.
  • Own the accuracy of all performance data, portfolio statistics, and track record figures used in marketing and fundraising materials.
  • Support due diligence processes, including DDQs, data room content, and consultant/advisor requests.
  • Contribute market and portfolio insights to thought leadership, webinars, and investor communications.
  • Serve as a portfolio-level subject matter expert in investor meetings, advisor/RIA conversations, and capital formation efforts.
  • Present portfolio performance, strategy, and outlook with clarity and credibility.
  • Draft investor letters, performance commentary, and responses to ad hoc investor and consultant inquiries.
  • Represent the firm at conferences and investor events as needed.
  • Together with Portfolio Manager, establish portfolio-level objectives for the asset management team; run recurring portfolio reviews and hold asset managers accountable to business plans.
  • Provide portfolio-fit input on acquisitions and dispositions; participate in investment committee discussions.
  • Support transaction execution from a portfolio perspective: financing strategy, capital events, and post-close integration into portfolio reporting.
