About The Position

The primary focus of the Senior Associate will be to oversee the administration of our complex Third-Party servicing portfolio and contribute to the team by participating in and overseeing various duties related to the administrative, financial, capital and operations of the portfolio.

Requirements

  • Associates or Bachelor’s degree preferred with a concentration in Finance, Real Estate, Management or Business desired.
  • Minimum five to seven years of progressive experience in commercial mortgage servicing or commercial real estate asset management, with a strong emphasis on Life Company or institutional CRE lenders.
  • Strong interpersonal skills demonstrated by an ability to communicate effectively with colleagues, clients (internal & external), and various regulatory and industry contacts
  • Creative and effective problem-solving skills, excellent organizational and analytical skills
  • Ability to work with and understand financial concepts and perform financial analysis on multifamily and healthcare loans
  • An excellent customer service attitude
  • Proficiency in Microsoft Office and list other relevant systems or software
  • Excellent organizational, communication, presentation, and interpersonal skills
  • Ability to plan, organize, and prioritize assignments, and to meet critical and established deadlines

Responsibilities

  • Track the pipeline of new third-party loan originations and coordinate their onboarding with other Departments within LSAM.
  • Coordinate the onboarding of any new third-party portfolio acquisitions.
  • Act as Liaison between Lument and third-party Clients.
  • Create policies and procedures as needed for the third-party servicing portfolio.
  • Work with other Departments and Lender Technology to build out Polaris to incorporate the tracking of reporting requirements for all third-party Investors.
  • Build out the Polaris Risk module to incorporate the risk assessment for the third-party portfolio.
  • Oversee the day-to-day servicing activities for the third-party portfolio of commercial mortgage loans.
  • Monitor property performance through review of rent rolls, operating statements, YTD/Trailing financials, and borrower financial reporting.
  • Monitor loan covenant compliance, including DSCR, NOI trends, lease reviews, occupancy thresholds, loan-to-value, covenant tests, and various other reporting requirements.
  • Monitor physical condition of property collateral by reviewing or conducting property inspections.
  • Prepare internal/external reporting packages for Investors.
  • Coordinate receipt of any post-closing borrower requests/transactions, including loan assumptions, transfers of interest, easement agreements, etc.
  • Review and approve disbursements from replacement reserves, completion repair, and other collateral escrows in accordance with Investor and established departmental guidelines
  • Ensure all loan related system changes per specific loan documentation and/or Investor requirements are completed.
  • Administer balloon and maturing loans per established guidelines
  • Participate actively as a member of the team and seek to identify opportunities to create value, control costs and reduce risks in our portfolio
  • Respond to all internal and external inquiries in a timely, accurate and professional manner and handle to conclusion.
  • Assist management with special projects or any other duties as assigned related to department goals or as may be needed by the team.
