Senior Analyst, Real Estate
About The Position
The Senior Real Estate Analyst evaluates and interprets market, demographic, financial, and site-specific data to support retail real estate growth strategies. The role delivers actionable insights and data-driven recommendations that inform site selection, market planning, and new store development decisions. It reports to the Sr. Director, Real Estate Strategy and Analytics and is based in Carter’s Buckhead office. The role is divided between Real Estate Analytics (50%) and Real Estate Support (50%). Analytics work includes supporting growth, renewal, and closure decisions across the store fleet, building financial models and pro formas, developing alternatives and escalating risks, using advanced analytics to support store optimization, and analyzing market, competitive, demographic, traffic, and economic data. Support work includes preparing materials for real estate committees and executive-facing business processes, maintaining fleet data and real estate tools, and supporting forecasting, planning, and portfolio analysis.
Requirements
- Bachelor’s degree in Business, Statistics, Mathematics, Economics, Real Estate, or a related field.
- At least 3 years of experience in financial modeling, real estate, or retail analysis.
- Working knowledge of Real Estate pro formas, retail KPIs, and FP&A terminology.
- Proficiency in Excel, SQL or Power BI tools, and Claude AI.
- Strong communication and data storytelling skills, including the ability to turn complex findings into clear messages.
- Ability to manage multiple projects in a fast-paced environment with excellent attention to detail.
- Self-motivated and curious, with the ability to build relationships across Finance, Store Operations, and all organizational levels.

Responsibilities
- Provide data-driven insights to guide growth, renewal, and closure decisions across the store fleet.
- Generate financial models and pro formas for real estate decisions, develop alternative solutions, and escalate risks.
- Support store optimization strategies using advanced analytics.
- Analyze market data, competition, demographics, traffic patterns, and economic factors to inform site selection and profit optimization initiatives.
- Prepare analyses and presentations for monthly Real Estate Committees covering all three North American countries.
- Prepare Real Estate content for QBRs, earnings calls, and Board of Directors materials.
- Manage store fleet databases to ensure accurate enterprise reporting and reporting to business partners in Finance, Operations, Accounting, and the ELT.
- Manage and maintain Real Estate tools and databases to ensure timely updates and data integrity.
- Support ad hoc forecasting, planning, and analysis of the Real Estate portfolio.
- Lead management of Real Estate fleet data and market planning processes.
