Requirements

  • 2+ years of experience
  • Strong in excel and financial modeling
  • Strong oral and written abilities demonstrated in reports, presentations, and meeting facilitation
  • Strong time management with the ability to thoughtfully plan and manage multiple projects simultaneously from start to finish, setting clear objectives and delivering on goals
  • An assertive self-starter

Nice To Haves

  • CPA or CFA (or pursuit thereof) is considered a plus

Responsibilities

  • Own the financial underwriting, modeling, and investment and scenario analysis for residential and mixed-use real estate developments across Canada, ensuring models reflect the terms of management agreements, joint venture structures, sales contracts, and financing arrangements, and adhere to industry best practices.
  • Support debt and equity financing processes, including the preparation of pro formas, financial analyses, and presentations for lenders and investors.
  • Prepare and maintain detailed development pro formas, cash flow models, and sensitivity analyses for Development Leads and Senior Management to support investment decisions and negotiations.
  • Lead project pro forma reporting, variance analysis, and executive‑level summaries for active development projects
  • Act as a key partner to the development team by integrating financial strategy and analysis throughout all phases of project planning, phasing, design, and execution.
  • Proactively identify and flag financial risks or inefficiencies, proposing solutions and alternatives that protect and enhance project outcomes.
  • Collaborate closely with internal teams, including accounting, development, construction, asset management, debt, and leasing, to ensure full alignment and coordination of financial decisions across the business.
  • Assist with consolidating key data from project-level financial models into portfolio-level reports for senior management, shareholders, and other stakeholders.
