About The Position

The Senior Advisor, Data Center Real Estate and Site Selection is a senior-level strategic advisor responsible for guiding the successful planning and execution of large-scale data center land acquisitions and site selections across North America, EMEA, and Asia-Pacific. This role brings deep expertise in identifying potential land targets, securing access to power grids, evaluating environmental and regulatory conditions, and negotiating government tax incentives. This position will also partner closely with the Director of Artificial Intelligence to identify, envision, and define opportunities for AI and automation to enhance functional processes and data solutions used in large, mission-critical site selection programs. Preferred location proximity: Denver, CO; Northern Virginia; London, England; Frankfurt, Germany; Singapore; or Sydney, Australia. Travel: International travel required, approximately 25%.

Requirements

  • 15+ years of progressive experience delivering large-scale data center projects and/or comparable mission-critical/critical infrastructure.
  • Demonstrated global delivery experience across North America, EMEA, and Asia-Pacific.
  • Proven expertise in land acquisition, lease negotiations, utility/power agreements, and securing government tax incentives.
  • Deep understanding of permitting lifecycles, zoning laws, and environmental/regulatory conditions.
  • Ability to influence without authority—credible advisor who can drive alignment across diverse stakeholders.
  • Excellent communication skills (executive-ready written and verbal) and comfort operating in ambiguous, fast-moving environments.

Nice To Haves

  • Experience supporting or leading multi-site programs (portfolio delivery) with standardized governance.
  • Demonstrated use of digital tools and data-driven delivery methods (e.g., GIS software, spatial analytics, market intelligence platforms).
  • Exposure to AI/automation initiatives in real estate, project controls, or enterprise delivery processes.
  • Relevant certifications such as CCIM, SIOR, or an active Real Estate Broker license.

Responsibilities

  • Site Identification & Power Grid Analysis
  • Identify, evaluate, and secure potential land targets capable of supporting hyperscale data center development and long-term expansion possibilities.
  • Analyze utility infrastructure to ensure adequate access to power grids, working directly with utility providers on capacity planning, substations, and renewable energy integrations.
  • Establish and reinforce best practices, delivery standards, and governance that scale across global regions and multiple concurrent sites.
  • Due Diligence, Permitting & Regulatory Navigation
  • Evaluate comprehensive permitting requirements, including zoning, environmental impact, and water usage regulations.
  • Accurately estimate the time required to close permits, entitlements, and leases, creating realistic timelines for site readiness.
  • Identify delivery risks early and guide mitigation planning for environmental, regulatory, and local community concerns.
  • Financial Structuring & Tax Incentives
  • Assess total land and site acquisition costs, driving financial feasibility modeling.
  • Navigate complex local and state taxation frameworks to optimize the financial viability of land targets.
  • Identify, negotiate, and secure government tax incentives, abatements, and economic development grants.
  • Executive Stakeholder Management
  • Communicate clearly and credibly with executive leadership, internal partners, and external stakeholders across different cultures and regions.
  • Provide concise, actionable insights on project health, trends, escalations, and decisions needed to keep delivery on track.
  • AI, Automation & Digital Enablement (In Partnership with Director of Artificial Intelligence)
  • Engage with the Director of Artificial Intelligence to envision and define AI/automation opportunities that improve functional processes and project delivery outcomes.
  • Identify high-impact use cases across site selection, such as automated geospatial analysis, power availability forecasting, and predictive permitting timelines.
  • Contribute to an enterprise roadmap for integrating AI and automation into delivery governance, tooling, and operational handover processes.
