Requirements

Must have a working knowledge of building maintenance.

No formal training required, just a willingness to work and learn.
Knowledgeable and skilled in the safe use and maintenance of hand tools (various wrenches, grips, sledge hammer, hammer, snips, post hole diggers, saws, etc.).
Knowledgeable and skilled in the safe use and maintenance of user-moved aids (wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders).
Constant need to be on feet.
Constant need to bend/stoop/squat/kneel.
Constant need to climb stairs.
Constant need to push or pull.
Constant need to reach above shoulders.
Constant need to climb ladders.
Constant need to grasp/grip/turning.

Responsibilities

Maintain all exterior plant material including grass, trees, shrubs, plantings, and flowers.
Remove weeds from shrubbery beds and dead plant material.
Physically walk the property to remove litter, debris, and pet droppings from the grounds, with a focus on pool areas, laundry rooms, mail rooms, dumpster areas, recreation areas, and walkways.
Perform "trash-out" duties at vacated apartments, removing abandoned furniture and trash.
Notify management of any diseased, dying, or dead landscape plantings.
Be aware of chemical or fertilizing postings and signs.
Transfer trash and other items left outside of dumpsters into dumpsters and clean the surrounding area.
Detail the property by raking shrubs, shoveling mud, and using a blower to keep sidewalks and walking areas clear.
Check and replace exterior lighting.
Clean and maintain the pool as directed.
Repair and replace windows, screens, and sliding glass doors.
Perform routine maintenance on the property as requested.
Clean and sweep dumpster areas and all outdoor recreational areas.
Shovel snow, plow, and salt or use ice melt as needed.
Clean laundry room areas, if applicable.
Maintain awareness of proper safety precautions, including wearing a support belt and using safety equipment.
Be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts.
Pressure wash sidewalks, driveways, and garages as needed.
Assist with "make-ready" duties when requested.
Distribute resident communications.
Perform work area clean-up and safety-related duties.
Adhere to all federal, state, and local laws, as well as company policies and procedures.
