About The Position

UniHomes is seeking a Sales Operations Manager to be the operational architect of their PBSA/BTR channel. This role involves building processes, reporting frameworks, and financial infrastructure to support a growing team. The ideal candidate is a hands-on builder who can think strategically and execute effectively in a fast-moving environment. This is an individual contributor role with no direct reports, responsible for creating structure and driving efficiency within the PBSA/BTR channel.

Requirements

  • Proven experience in a sales operations, commercial operations, or channel operations role within a B2B portal, booking platform, digital marketplace, or PropTech business.
  • Understanding of listing-based or booking/commission-based revenue models and the operational infrastructure required for a commercial team.
  • Demonstrable track record of building operational processes from scratch.
  • Strong ability to build and manage reporting frameworks and performance dashboards.
  • Experience with CRM tools (ideally Salesforce).
  • Confident, analytical approach to interpreting data and communicating insights clearly to senior stakeholders.
  • Hands-on experience managing or improving invoicing, billing, or revenue operations workflows.
  • Comfortable liaising closely with Finance teams.
  • Confident communicating directly with operator clients to resolve platform, technical, or billing queries.
  • Excellent written and verbal communication skills.
  • Ability to translate complex operational requirements into clear guidance.
  • Highly autonomous, proactive, and energized by building something meaningful from the ground up.
  • Natural relationship builder who earns trust across functions and can influence without authority.

  • Experience working across more than one revenue model.
  • Candidates from student accommodation booking platforms, property portals, or travel and hospitality tech are particularly encouraged to apply.
  • Experience within the Purpose-Built Student Accommodation, Build-to-Rent, or wider residential property or PropTech sector.
  • Strong sales operations experience from a comparable B2B booking or listing environment.

Responsibilities

  • Design and own the reporting framework for the PBSA/BTR channel, providing clear visibility of performance against targets for both Agent Booking and Paid Listings revenue models.
  • Take full ownership of the channel's financial operations, including invoicing workflows, revenue reconciliation, and billing accuracy.
  • Build and embed consistent processes to support a smooth transition from deal close through to operators going live on the platform.
  • Proactively identify and address gaps and inefficiencies across the channel by building processes, documentation, and tooling.
  • Act as the operational bridge between the Head of PBSA New Client Acquisition and the wider team, translating commercial direction into practical processes.
  • Own the operational foundations that enable the PBSA/BTR channel to grow efficiently by removing friction and increasing repeatability.
  • Collaborate with Sales, Finance, Product, and Technology teams to ensure the channel's operational needs are understood, prioritized, and delivered.
