About The Position

Charleston Grounds Management is a growing commercial landscape services company specializing in HOA/POA, apartment complexes, industrial, and commercial properties across the Charleston market. We are seeking a results-driven Sales Manager with proven contract sales experience who thrives on hitting — and exceeding — revenue targets. This role is ideal for someone who understands long-cycle, contract-based sales, is comfortable working multiple pipelines, and knows how to manage deals from lead to close using CRM systems.

Requirements

  • Proven contract sales experience in one or more of the following: HOA / Property Management, Builder / Developer, Industrial / Commercial Services
  • Demonstrated history of meeting or exceeding sales quotas
  • Strong understanding of long-term service agreements and contract renewals
  • Must be able to hit KPIs and be able to track sales progression
  • High level of comfort using CRMs (HubSpot or similar required)
  • Ability to manage multiple opportunities and sales stages simultaneously
  • Strong communication, negotiation, and closing skills
  • Self-motivated, organized, and accountable

Responsibilities

  • Own and drive the full sales cycle for commercial contracts (HOA/POA, apartment complexes, industrial, and similar)
  • Consistently meet and exceed monthly and annual sales quotas
  • Build and maintain a strong sales pipeline through prospecting, cold calling, referrals, and relationship development
  • Manage clients events, trade shows and other opportunities to build Charleston Grounds Management brand
  • Present proposals, negotiate contracts, and close long-term service agreements
  • Manage and track opportunities across multiple CRM platforms (HubSpot experience preferred)
  • Accurately forecast sales activity and report performance metrics to leadership
  • Collaborate with operations and production teams to ensure smooth onboarding of new clients
  • Maintain strong relationships with property managers, boards, builders, and decision-makers
