About The Position

We are looking for a Sales Manager, Residential (Custom Homes & Design-Build) to lead new home and renovation sales within a residential construction environment, with full ownership of pipeline generation through contract execution. This role operates within a design-build and general contractor setting, focused on selling custom homes, build-on-your-lot projects, and high-end residential renovations. The position is responsible for driving revenue by sourcing new opportunities, developing client relationships, and converting prospects into signed construction contracts. This is a hands-on sales role requiring strong construction knowledge, client-facing ability, and ownership of the full sales cycle.

Requirements

  • 5+ years of experience selling residential construction projects, including custom homes or major renovations
  • Proven experience closing high-value residential projects (custom, luxury, or design-build preferred)
  • Ability to read and interpret blueprints, floor plans, specifications, and construction documents
  • Experience developing detailed estimates, proposals, and pricing models for residential builds
  • Strong client-facing communication skills with the ability to qualify, advise, and close buyers
  • Experience working with subcontractors and sourcing accurate pricing for construction scopes
  • Background in a general contractor or design-build environment required
  • Must have direct sales ownership experience (not limited to support or coordinator roles)

Responsibilities

  • Build and manage a pipeline of residential construction opportunities including custom homes, remodels, and build-on-your-lot projects
  • Prospect and generate new business through outreach, referrals, networking, and FSBO/landowner engagement
  • Lead client consultations to define project scope, budget, and feasibility for residential construction projects
  • Review and interpret plans, specifications, and design concepts to develop accurate proposals and pricing
  • Develop detailed estimates including subcontractor bids, material costs, and upgrade options
  • Present proposals, pricing breakdowns, and project concepts to clients to secure signed contracts
  • Negotiate contract terms and manage execution from initial agreement through handoff to construction teams
  • Collaborate with architects, designers, and project managers to align scope, pricing, and timelines
  • Maintain ongoing communication with clients throughout preconstruction to ensure alignment and satisfaction
  • Support marketing efforts including networking events, partnerships, and lead generation initiatives
