About The Position

The Sales Associate is a customer-focused, results-driven professional responsible for generating new business and leasing apartments within the community. This position is ideal for an experienced sales professional who is motivated by achieving goals, building relationships, and earning additional income through commission. The successful candidate will use strong sales and communication skills to identify prospective residents, conduct engaging apartment tours, follow up with leads, overcome objections, and close sales while providing an exceptional customer experience.

Requirements

Minimum of 3 years of sales experience required; experience in commission-based sales strongly preferred.
Proven track record of meeting or exceeding sales goals.
Strong negotiation and objection-handling skills.
Excellent verbal, written, and interpersonal communication skills.
Highly motivated, competitive, and goal-oriented.
Ability to build strong relationships with prospective and current residents.
Ability to work independently while contributing effectively to a team environment.
Must have a high school diploma or equivalent. Successful prior general office, sales, or rental office experience may be considered in lieu of the diploma.
Must be able to work weekends.
Must have reliable transportation/vehicle and valid driver's license.

Real Estate License is required within 6 months of employment.

Responsibilities

Generate new leasing opportunities through lead follow-up, resident referrals, marketing initiatives, and other sales activities.
Respond promptly and professionally to prospective resident inquiries by phone, email, and in person.
Qualify prospective residents by identifying their needs, preferences, budget, and move-in timeframe.
Conduct engaging and personalized apartment tours that highlight community amenities, apartment features, and the overall resident experience.
Effectively communicate the value and benefits of living at the community.
Present pricing, availability, lease terms, and applicable specials to prospective residents.
Utilize consultative sales techniques to overcome objections and successfully close leases.
Maintain consistent follow-up with all prospects throughout the leasing process.
Accurately document prospect activity, follow-up, and results in the appropriate systems.
Maintain an acceptable closing ratio and consistently work toward established leasing goals.
Process rental applications and prepare lease forms and related reports.
Assist with marketing campaigns and initiatives designed to generate traffic and increase occupancy.
Conduct regular market surveys and remain knowledgeable of competing communities, pricing, and market conditions.
Assist with resident retention initiatives and renewal opportunities.
Maintain professional knowledge of community amenities, floor plans, pricing, availability, and current promotions.
Provide exceptional customer service throughout the prospect-to-resident experience.
Take and enter resident work orders into the appropriate system as needed.
Conduct move-in and move-out procedures as assigned.
Work weekends as part of the weekly schedule, including a rotating weekend schedule.
Meet or exceed individual and community sales and leasing goals.
Perform other duties as assigned by the Community Director.
