Our entry level part-time sales position provides an hourly based compensation and will not exceed 27 hours per week.

Requirements

  • High School Diploma required.
  • Strong organizational skills with a keen ability to prioritize, multi-task and pay close attention to detail and accuracy.
  • Excellent communicator (oral and written) including desire to ask questions and learn from others.
  • Proficient in Microsoft Office applications (Word, Excel, Outlook, etc.) and familiar with the Internet.
  • Reliable, clean transportation required.

Nice To Haves

  • Prior sales experience is a plus.

Responsibilities

  • Supporting the Sales Counselor and Sales Associates with all aspects of selling and marketing the community.
  • Opening the model in the morning: arriving on time to unlock, turn off exterior lights, check radio, inspect interior/exterior for cleanliness, replace light bulbs, and report deficiencies to the Construction Manager. Maintaining cleanliness of the model and completed inventory, including vacuuming, wiping countertops, emptying trash, and general light cleaning. Monitoring the model and inventory throughout the day, unlocking spec-home inventory, and putting up “open” signs. Adhering to all safety program requirements.
  • Understanding Company policies and procedures, Core Values and Guiding Principles. Adhering to business dress code and grooming practices, appearing professional at all times. Possessing good work habits and adaptability.
  • Meeting and greeting all incoming customers promptly when the Sales Counselor is not present, obtaining registration cards, and attempting to set up follow-up appointments. Making potential customers comfortable and assisting the Sales Counselor in communicating pertinent information.
  • Understanding the Company’s product, answering questions about the building process, area schools, financing, shopping, parks, buyer profiles, and surrounding community information. Having a strong knowledge of the plan mix for the community program outline. If holding an active Real Estate License, placing it on inactive status during employment.
  • Familiarity with community spec-home inventory, standard specifications, options and upgrades, construction stage, and possible completion month. Meeting with the Sales Counselor to determine plan, lot, and feature levels, and preparing a start memo with completed interior design work for spec starts. Familiarity with build-to-suit clients, their plans, and home progress. Showing inventory homes to prospective buyers as needed.
  • Maintaining an adequate supply of marketing materials and office supplies. Familiarity with procedures to acquire necessary supplies. Having an adequate number of information packets ready at all times.
  • Assisting the Sales Counselor with lead management, entering registration cards into LMS system, and assigning proper follow-up. Maintaining the Sales Counselor’s filing system, all contract documents, and processing them (contracts, specifications, change orders, bust-out forms, etc.). Maintaining current house files. Maintaining accurate spec inventory in the MLS system, web page, and other inventory outlets. Assisting with submitting sales contract packages to the appropriate home office, Construction Managers, designers, or loan officers.
  • Supporting the construction team by typing letters, making copies, reproducing house files, and faxing information when sales office duties are completed. Contacting buyers and vendors to assist with appointments during the building process as needed.
  • Helping the Sales Counselor prepare an accurate Closing Objectives report and providing copies to participants in the weekly subdivision sales/construction meeting. Assisting in coordinating closings, including scheduling closing times and ensuring all necessary paperwork is complete and on time.
  • Being available to work at Realtor functions, luncheons, community grand openings, etc. Marketing the subdivision and generating traffic through approved methods. Division Management approving all non-standard marketing methods and expenses.
  • Having a “lot fit” book available for all lots and plans. Ensuring all “Starts” have complete paperwork with necessary approvals before submission to Architecture. Knowledge of Community’s Architecture guidelines and plan repetition rules.
  • Closing the model in the evening: responsible for closing at the applicable time, turning on exterior lights, inspecting interior for deficiencies, checking window latches, arming the security system, and locking doors. Locking spec-home inventory and taking down “open” signs as required.
