This role offers a flexible work environment to learn the trade, including prospecting, sales presentations, and contract management. This entry-level, part-time sales position offers hourly compensation and will not exceed 27 hours per week.

Requirements

  • High School Diploma required.
  • Strong organizational skills with a keen ability to prioritize, multi-task and pay close attention to detail and accuracy.
  • Excellent communicator (oral and written) including a desire to ask questions and learn from others.
  • Proficient in Microsoft Office applications (Word, Excel, Outlook, etc.) and familiar with the Internet.
  • Reliable, clean transportation required.

Nice To Haves

  • Prior sales experience is a plus.

Responsibilities

  • Support the Sales Counselor and Sales Associates with all aspects of selling and marketing the community.
  • Open the model in the morning by arriving on time to unlock, turn off exterior lights, check radio, and inspect the interior and exterior for cleanliness and any deficiencies. Ensure the model is ready by 10:00 a.m. (12:00 p.m. Sundays).
  • Maintain the cleanliness of the model and completed inventory, including vacuuming, wiping countertops, emptying trash, and general light cleaning, especially on Mondays or after heavy customer traffic.
  • Consistently monitor the model and inventory throughout the day for cleanliness and security concerns, and unlock spec-home inventory, putting up 'open' signs as required.
  • Adhere to all safety program requirements at all times.
  • Understand and adhere to all Company policies, procedures, Core Values, and Guiding Principles.
  • Adhere to the Company's business dress code and grooming practices, appearing professional at all times.
  • Meet and greet all incoming customers promptly when the Sales Counselor is not present, obtain a registration card, and attempt to set up a follow-up appointment for the Sales Counselor.
  • Assist the Sales Counselor in effectively communicating pertinent information to customers and retrieving appropriate information for follow-up.
  • Understand the Company's product, building process, area schools, financing, shopping, parks, playgrounds, and buyer profile for the community.
  • Have a strong knowledge of the plan mix for the community program outline.
  • If holding an active Real Estate License, place it on inactive status during employment.
  • Be familiar with all community spec-home inventory, standard specifications, options, upgrades, construction stage, and possible completion month.
  • Prepare a start memo with completed interior design work for timely spec starts.
  • Be familiar with all build-to-suit clients, their plans, and the progress of their homes.
  • Show inventory homes to prospective buyers as needed.
  • Maintain an adequate supply of all marketing materials and office supplies, and be familiar with procedures to acquire necessary supplies.
  • Ensure an adequate number of information packets are ready to hand out at all times.
  • Assist the Sales Counselor with lead management and enter registration cards into the LMS system, assigning proper follow-up.
  • Maintain the Sales Counselor’s filing system, all contract documents, and process them (contracts, specifications, change orders, bust-out forms, etc.).
  • Maintain current house files.
  • Maintain accurate spec inventory in the MLS system, web page, and other inventory outlets.
  • Assist in submitting all sales contract packages to the appropriate home office, Construction Managers, designers, or loan officers prior to Monday morning.
  • Support the construction team by typing letters, making copies, reproducing house files, and faxing information when sales office duties are completed.
  • Contact buyers and vendors to assist with appointments during the building process on an as-needed basis.
  • Help prepare an accurate Closing Objectives report and provide copies to all participants in the weekly subdivision sales/construction meeting.
  • Assist in coordinating closings, including scheduling times with the Title Company, realtors, and construction staff, and ensuring all necessary paperwork is complete and on time.
  • Be available to work at Realtor functions, luncheons, and community grand openings.
  • Help market the subdivision and generate traffic through approved methods.
  • Have a "lot fit" book available for all lots and plans on the subdivision program outline and inventory homes.
  • Ensure all "Starts" have proper paperwork completely filled out with necessary approvals before submitting to Architecture.
  • Be knowledgeable of the Community’s Architecture guidelines and plan repetition rules.
  • Close the model in the evening by applicable closing time, turning on exterior lights, visually inspecting for deficiencies, checking window latches, arming the security system, and locking doors.
  • Lock all spec-home inventory and take down "open" signs as required.
