About The Position

The Day Shift Building Operator monitors and supports building systems such as HVAC, electrical, plumbing, and safety equipment. Perform routine inspections, respond to Tenant requests, and general and preventative maintenance activities at the Facility as required. This is a full-time position, with the requirement on occasion to work overtime, as required.

Requirements

  • A high school diploma with completion of a technical training program in maintenance or a recognized apprenticeship program in a maintenance trade.
  • Fluent in English, both written and verbal.
  • Practical knowledge of various meters and test equipment.
  • Strong understanding of electrical drawings and power distribution systems (MV Switch Gear, Transformers, UPS, ATS, STS, PDU, RPP, Bus distribution, Gen Sets).
  • General knowledge of HVAC technologies and distribution, Fire Monitoring, Suppression, Safety Systems, and general maintenance/testing.
  • Proficient with hand/power tools.
  • Proficient with MS Office (Outlook, Excel, Word).
  • Able to perform manual physical labour tasks as required (Shovel snow, Salt distribution, Filter replacement sweep/mop, climb ladders and stairs. etc.).
  • Must be Self-Motivated/Self-starter, with developed analytical and troubleshooting skills, and able to work successfully with minimal supervision.

  • Licensed/Certified Refrigeration and Air Conditioning System Mechanic
  • Certified Building Operator (or equivalent)

Responsibilities

  • Monitor and operate HVAC and Electrical systems, including sensors, pumps, and ECUs.
  • Adjust system settings for efficiency and comfort.
  • Conduct field inspections and assessments, and evaluate the condition of facilities and assets, including root cause analysis.
  • Respond to all alarm conditions and take appropriate actions as required and/or escalate to senior management as per established escalation process.
  • Perform daily rounds of the building, complete the round report, and address/report/escalate all issues observed.
  • Support the Rotational Building Operators, as required.
  • Perform scheduled inspections and maintenance tasks.
  • Maintain maintenance logs and records.
  • Escort contractors and monitor their work, ensuring adherence to safety rules and security procedures.
  • Diagnose and fix minor mechanical, electrical, and plumbing issues.
  • Coordinate with external contractors for major repairs.
  • Respond to tenant/service requests in a timely manner.
  • Perform preventative maintenance and regular repairs as assigned with minimum supervision.
  • Ensure compliance with local building codes and safety regulations.
  • Conduct fire alarm tests and emergency system checks.
  • Follow workplace safety procedures.
  • Interact with tenants or occupants to address comfort issues.
  • Provide quick resolution to heating/cooling complaints.
  • Maintain professional communication.
  • Keep detailed logs of inspections, repairs, and incidents.
  • Report equipment issues or risks to management.
  • Assist in preparing maintenance reports.
  • Develop work plans for maintenance (Preventive, Predictive and Corrective work) with the necessary information to allow efficient scheduling, assigning and execution of maintenance work.
