Reporting directly to the Property Manager, the Building Operator maintains mechanical and electrical equipment such as, heat pumps, boilers, air handlers, fire system. The main duties and responsibilities of the position include, but are not limited to: Monitors operation, adjusts, and maintains mechanical equipment such as heat pumps, boilers, air handlers and pumps that provide chilled water, hot water and air conditioning to the property. General maintenance such as minor plumbing, light replacement, ballasts etc. Performs preventative and regular maintenance as outlined by maintenance. Oversees 3rd party contractors for the safe and compliant operation, maintenance both corrective and preventive. Regulation of equipment. Works with the Quality Management system. Participate in educational programs and in-service trainings. Attends meetings as required. As a key member of the Building Operations team, the successful candidate is required to be on call according to a published schedule. Successful candidate may occasionally be required to work weekends and some overtime. Completes assigned tasks in a professional manner and close the work orders within time frame given in response time policy. Communicate the work status with the client groups via central call center within the time frame given in response time policy. Adheres to the occupational health and safety acts and other legislative enactment. The building operator also responds to Fire Alarms as part of the fire response team. Perform other related duties as required and as assigned by the supervisor or manager. Prepare quotation letters for chargeable services provided by property management and prepare a monthly report detailing tenant services charges for work performed and provide same to accounting.
