About The Position

The Estimator is a dedicated office-based professional responsible for bidding plan sets for new construction and public/municipal projects. This is a purely in-office estimating role - there is no outside sales or road-based client development component. The Estimator serves as an internal resource and subject-matter expert, collaborating closely with the outside estimating team to support takeoffs, review bids, and ensure accuracy and competitiveness across all active proposals.

Requirements

  • Extensive knowledge of commercial roofing systems, materials, and construction methods
  • Demonstrated ability to perform accurate takeoffs from full architectural and structural plan sets
  • Understanding of new construction sequencing and general contractor bid environments
  • Familiarity with public bid processes, prevailing wage requirements, and municipal project protocols
  • Understanding of local building codes and design requirements
  • Familiarity with roofing manufacturer systems, warranties, and submittal requirements
  • Proven ability to prepare accurate, detailed cost estimates independently and at volume
  • Strong command of estimating software; proficient in MS Office Suite (Word, Excel, Outlook)
  • Ability to analyze completed project data and apply lessons learned to future bids
  • Budget consciousness - understands implications of change orders and production variances on job profitability
  • Strong written and verbal communication skills; able to work effectively with internal teams, vendors, and general contractors
  • English fluency - verbal and written
  • Capable of clearly explaining technical scope and pricing details to both technical and non-technical audiences
  • Highly organized with the ability to manage multiple active bids simultaneously in a fast-paced office environment

  • Minimum 3 years of commercial roofing estimating experience, with demonstrated focus on new construction and/or public bid projects
  • Proven ability to perform takeoffs from full plan sets independently
  • High school diploma or equivalent

  • Experience with industry estimating platforms
  • Familiarity with local, regional, and state public bid requirements and processes
  • Manufacturer certifications (GAF, Carlisle, Firestone, or equivalent)
  • Associate's or Bachelor's degree in Construction Management or related field

Responsibilities

  • Read, interpret, and perform detailed takeoffs from full plan sets for new construction roofing projects
  • Prepare accurate, competitive bids for public/municipal and general contractor solicitations, including prevailing wage and certified payroll requirements where applicable
  • Review project specifications, bid documents, addenda, and scope clarifications; incorporate all relevant requirements into estimates
  • Apply established labor, material, and subcontractor markups for overhead and profit; compute cost factors for planning and bid preparation
  • Prepare and submit complete proposal packages on or before required due dates
  • Qualify and prepare change order estimates for approval
  • Organize product information, shop drawings, and samples for submittal packages as required
  • Assist outside estimators with takeoffs, quantity surveys, and bid reviews as needed
  • Serve as an in-office resource for technical questions related to materials, systems, and scope interpretation
  • Participate in pre-bid strategy discussions and internal scope review meetings
  • Review and provide feedback on bids prepared by other estimators prior to submission
  • Communicate clearly with the operations team during pre-job handoffs, transferring detailed project knowledge
  • Maintain up-to-date knowledge of roofing design requirements, building codes, and material systems offered by the company
  • Identify material cost trends and provide recommendations to management for cost reduction and process improvement
  • Engage in post-job cost analysis - comparing estimated vs. actual costs and providing improvement recommendations for future estimates
  • Maintain accurate, complete, and organized project files and bid logs
  • Follow up on outstanding estimates as required or directed
  • Prepare purchase order requests and assist in procurement of materials and equipment as needed
