About The Position

We are seeking a strategic, analytical, and detail-oriented Revenue Manager to join our real estate team. This individual will be responsible for maximizing revenue performance across a portfolio of residential properties by developing and executing pricing strategies, monitoring market trends, and collaborating with property management, marketing, and asset management teams. The ideal candidate will have a strong background in revenue management, data analysis, and the real estate industry. The position is based out of Magnolia Capital's HQ in Chicago, IL.

Requirements

  • Bachelor’s degree in Finance, Business, Real Estate, Economics, or related field
  • Revenue Manager certification
  • 3+ years of experience in revenue management, financial analysis, or asset management within real estate (multifamily) required
  • Proficiency with revenue management software (e.g., LRO, YieldStar, ARIM, Revenue IQ) and property management systems (e.g., Yardi, RealPage).
  • Strong analytical and quantitative skills with proficiency in Excel, Power BI, or Tableau.
  • Excellent communication and interpersonal skills, with the ability to present complex data clearly.
  • Strategic thinker with strong business acumen and attention to detail.

Responsibilities

  • Develop and implement dynamic pricing strategies to optimize rental income and occupancy levels.
  • Monitor market conditions, competitor pricing, and economic trends to guide revenue decisions.
  • Use revenue management systems (e.g., AIRM, or other BI tools) to adjust pricing based on demand and supply indicators.
  • Conduct weekly/monthly revenue performance reviews with property and asset management teams.
  • Forecast rent growth, revenue performance, and occupancy across the portfolio.
  • Partner with marketing teams to ensure pricing aligns with leasing strategies and brand positioning.
  • Provide recommendations for rent concessions, lease terms, renewal strategies, amenity audits and other revenue levers.
  • Identify revenue-enhancing opportunities, including ancillary income streams.
  • Collaborate on annual budget planning, operating forecasts, and investor reporting.
  • Provide ad hoc analyses to support acquisitions, dispositions, and development underwriting.
