About The Position

We are hiring a Revenue Manager to own RevPAR for a region of the portfolio. You will be responsible for a defined set of markets and units, managing everything that influences rate and occupancy, including pricing, length-of-stay strategy, channel mix, promotions, and making critical decisions for a constantly turning portfolio. This role offers a unique opportunity for significant decision-making authority over a rapidly growing portfolio early in one's career. You will be expected to independently pull data, form insights, make decisions, and analyze their effectiveness. The ideal candidate will proactively identify and address issues within their region before others do. A background in a formal revenue management program at a major hotel or airline group, with a strong understanding of revenue management principles like pace, pickup, elasticity, displacement, and competitive sets, is preferred. Experience with AI tools like Claude and SQL for data analysis is essential, or a strong willingness to learn and adapt to these tools.

Requirements

  • One to two years of formal revenue management training at a large hospitality, hotel, or airline brand (e.g., Marriott, Hilton, Hyatt, IHG, Delta, United, American, or similar), or at a revenue management firm serving them.
  • Demonstrated data literacy, including the ability to critically evaluate data accuracy and relevance.
  • Comfort with modeling, including fluency in spreadsheets.
  • Genuine AI fluency, with daily use and an understanding of its capabilities and limitations.
  • High degree of agency, with the ability to reach defensible answers and act on them even with ambiguous problems, incomplete data, and no established playbook.
  • Prioritization of commercial judgment over absolute precision, making timely decisions.
  • Willingness to be measured by performance metrics like RevPAR.
  • Openness to relocating to Birmingham, AL for the role.

Responsibilities

  • Manage Regional RevPAR, including rate and occupancy for assigned markets, against plan and against the rest of the portfolio.
  • Execute pricing strategies, including managing market-level inputs, overrides, seasonality and event calls, and determining when the internal ML pricing engine may be incorrect.
  • Optimize length of stay and reservation mix, balancing short stays with longer stays to maximize margin, and managing minimum-stay rules, extension pricing, and monthly rate positioning.
  • Manage channel and distribution strategies, including direct vs. OTA positioning, rate parity, and promotional participation, evaluating the cost-effectiveness of OTA commissions.
  • Identify and address underperforming units by diagnosing issues related to price, photos, location, or asset quality, and driving solutions with local GMs and the supply team.
  • Develop and maintain weekly forecasts and pace reports for the assigned region, analyzing changes and outlining action plans.
  • Conduct market intelligence, including monitoring comp sets, competitor rates, new supply, demand events, and seasonality patterns to gain deep market knowledge.
  • Communicate and explain pricing strategies to GMs and apartment partners, defending decisions when necessary.
