Retail and Residential Asset Manager - FTC
About The Position
Eagle Street Partners is a pan-European real estate investment and asset management firm and a wholly owned subsidiary of Arrow Global Group, which manages €110 billion across real estate and credit. Together with Arrow Global, Eagle Street invests across value-add and opportunistic real estate, special situations, credit and structured capital, creating value through repositioning, redevelopment and active asset management. The Asset Manager will help set and deliver the leasing strategy and tenant mix in a large shopping centre and oversee the implementation of a leasing strategy for a PRS portfolio. The role will help create and deliver asset-level business plans, identify value-enhancement opportunities, manage leasing and capex initiatives, oversee advisors and property managers, and support transactions, financing, valuations and reporting.
Requirements
- 10+ years commercial property, retail or shopping centre experience, contractor and budget management; OMC budgeting experience & stakeholder engagement.
- Strong commercial and financial management skills and experience in managing operational teams and service providers.
Nice To Haves
- Mixed use / residential real estate management experience preferred.
- MSCSI, MRICS preferred
Responsibilities
- Lead new lettings, renewals, surrenders and re-gears along with the external leasing agents and manage the lease event pipeline to protect and grow income.
- Identify and deliver value-add initiatives across leasing, refurbishment, redevelopment, repositioning, operational improvement, income growth, cost control etc.
- Develop and execute asset-level business plans aligned to fund strategy and investment objectives.
- Track performance against budget and fund targets, including occupancy, ERV, NOI, capex etc.
- Provide operational oversight of a large shopping centre management team.
- Work with property managers to ensure strong operations, tenant service, compliance, cost control, rent and service charge collection, arrears management etc.
- Support capital projects, development initiatives, ESG programs etc.
- Reporting and liaison with external advisors and group functions across investment, fund management, finance, legal, development, ESG etc.
