Requirements

Proven track record in troubleshooting and fixing plumbing systems.
Efficiency in preparing vacant units within a 3-day window.
Solid electrical skills (outlets, light fixtures, wiring repairs).
Skill in drywall patching, plastering, and structural finishing touches.
High standards for interior painting and detail work.
Experience rekeying and replacing locks for property security.
Capability to handle basic groundskeeping to keep exterior curb appeal high.
Familiarity with turnover processes in both older and newer property constructions.
Valid driver's license, clean driving history, and reliable transportation for shift duties and on-call rotation.
Own set of basic hand and power tools.
Strong critical thinking and practical troubleshooting skills.
Effective interpersonal skills to interact comfortably with residents, team members, and contractors.
Physical endurance to lift 50+ lbs routinely.
Ability to navigate stairs throughout multi-level properties daily.
Comfortable working on your feet for the majority of the workday.

Responsibilities

Deliver excellent customer service to foster high resident satisfaction.
Handle and resolve maintenance tickets promptly.
Spot and mitigate safety risks to maintain a secure environment for residents and staff.
Turn over vacant apartments within 5 days to prepare them for new residents.
Complete electrical, plumbing, painting, and appliance repairs efficiently without compromising quality.
Maintain grounds and shared spaces to keep the property looking clean and inviting.
Participate in the on-call rotation to address urgent maintenance needs outside regular hours.
Clean grounds, breezeways, amenities, and communal spaces on a daily schedule.
Identify cost-effective solutions and manage maintenance expenses responsibly.
Respond to all resident requests within 24 hours with professionalism and care.
Keep maintenance shop inventory organized and adequately stocked while avoiding unnecessary spending.
Assist across both maintenance and groundskeeping tasks as needed to keep operations running smoothly.
Coordinate turnaround schedules effectively to meet the 5-day unit turnover target.
Embody an Ownership Mentality: Approach work with the care and standards of a property owner.
Organize work orders to ensure standard service requests are addressed within a 24-hour turnaround.
