About The Position

The Residential Market Specialist is responsible for overseeing key field and operational activities that support overall market performance. This position ensures a seamless transition from construction completion to resident move-in by maintaining high standards of quality, efficiency, and customer experience. The role supports market operations through inspections, coordination, and issue resolution while managing part-time team members. It requires strong organizational skills, attention to detail, and the ability to manage priorities in a fast-paced, field-based environment.

Requirements

  • High school diploma or equivalent required
  • 2+ years of experience in property management, maintenance, construction, or a related field
  • Strong organizational and time-management skills
  • Effective written and verbal communication skills
  • Analytical thinking and problem-solving ability
  • Ability to manage multiple priorities and meet deadlines
  • Proficiency in Microsoft Office (Word, Excel, PowerPoint)
  • Ability to learn and utilize mobile inspection and property management software
  • Strong attention to detail and commitment to high-quality work
  • Ability to work independently and collaboratively in a team environment

Nice To Haves

  • Experience with MRI Software or similar property management systems
  • Familiarity with fair housing regulations and local real estate laws
  • Prior experience managing or coordinating team members in a field environment

Responsibilities

  • Conduct regular inspections of vacant homes to ensure properties are tour-ready and move-in ready
  • Perform basic maintenance tasks including replacing smoke detector batteries, light bulbs, air filters, and reprogramming garage remotes
  • Prepare homes for move-in by identifying and resolving outstanding issues, removing temporary signage, rekeying locks, and installing permanent lockboxes
  • Assist with utility inspections and ensure proper transfer or maintenance of services
  • Verify and address HOA, HUD, city, and municipal inspections or code violations
  • Schedule and oversee part-time team members to ensure productivity and efficient task completion
  • Communicate effectively with cross-functional teams, using technology to document inspections, capture photos, and provide real-time updates
  • Support market performance by tracking key metrics and assisting with operational and financial goals
  • Serve as the first point of contact for validating reports of unauthorized occupants, potential scams, or property abandonment; document findings and coordinate next steps
  • Ensure adherence to applicable federal, state, and local regulations, including fair housing guidelines
  • Maintain accurate inspection documentation and reporting standards
  • Collaborate with local authorities when necessary and post legal notices in compliance with regulations
  • Represent the market as a witness in court proceedings related to rent disputes or lease violations, when required
  • Provide guidance and oversight to part-time team members, ensuring productivity and quality of work
  • Collaborate cross-functionally with Operations, Property Management, Construction, and Maintenance teams to support market performance and property readiness
  • Promote company values, accountability, and professional standards in all field and team interactions
  • Maintain a professional and courteous demeanor in all interactions with residents, vendors, and team members
  • Perform light cleaning tasks as needed to maintain property standards
  • Perform other duties as assigned to support business objectives
