About The Position

SVN | Real Estate Associates is seeking an experienced Residential Leasing Coordinator to join our Property Management team in Durham, North Carolina. SVN | Real Estate Associates is a full-service real estate firm providing residential and commercial property management, commercial brokerage, leasing, and other real estate services throughout the Triangle. This is not a traditional onsite apartment community leasing position. Our residential management portfolio consists of rental properties located throughout Durham and the surrounding Triangle area. The Residential Leasing Coordinator works from our Durham office and helps manage leasing activity across the residential portfolio. The Residential Leasing Coordinator serves as a primary point of contact for prospective residents and helps manage the leasing process from initial inquiry through application and lease preparation. The position requires someone who can manage multiple prospects, properties, applications, and priorities while maintaining professional communication and accurate records. Successful candidates will be organized, responsive, comfortable working independently, and able to take ownership of responsibilities through completion.

Requirements

A minimum of 3 years of professional experience in a business office, property management office, real estate office, leasing office, or similar professional environment
Excellent interpersonal and communication skills, both oral and written
Strong organizational and time management skills
Demonstrated experience managing multiple responsibilities, deadlines, customer communications, and administrative processes
Strong attention to detail and consistent follow through
The ability to work independently while also working effectively as part of a team
Proficiency with Google Workspace and other business software
The ability to learn and work efficiently within property management and online leasing platforms
A valid driver's license and reliable transportation
A professional attitude and strong work ethic

Nice To Haves

Previous residential leasing, property management, or real estate experience is strongly preferred.
Experience with Appfolio or similar property management software is also preferred.

Responsibilities

Responding promptly and professionally to prospective resident inquiries by phone, email, text, and online leasing platforms
Maintaining guest cards, prospect information, and leasing activity in AppFolio
Following up consistently with prospects and applicants throughout the leasing process
Maintaining a working knowledge of available properties, rental rates, availability, qualification requirements, and leasing criteria
Maintaining and monitoring residential rental listings for accuracy
Coordinating rental applications and communicating with applicants regarding required information and next steps
Working closely with the Residential Property Manager as applications move through review, approval, and lease preparation
Monitoring leasing activity and identifying properties receiving limited inquiries or applications
Tracking prospect feedback and recurring concerns that may be affecting leasing activity
Coordinating with Property Management, Maintenance, and Turnover staff regarding property readiness and availability
Maintaining accurate leasing records, notes, and documentation
Following Fair Housing requirements and company leasing procedures
