About The Position

Chicago-based Golub & Company LLC and its affiliates are active in key markets across the United States in real estate development, acquisitions, asset and property management, leasing and corporate real estate services. The Company has developed, owned or managed more than 50 million square feet of properties valued in excess of $20 billion since it was founded in 1960. We are seeking an Assistant Manager / Property Coordinator to support daily operations at a new addition to the Golub residential portfolio located in the West Loop in Chicago, IL. This Class-A property is newly constructed and consists of over 280 residential units.

Requirements

  • Minimum 1-3 years' related experience or equivalent combination of education and experience.
  • Strong financial acumen and experience in leasing or property management.
  • Must have or obtain current Illinois leasing agent license.

  • Bachelor's degree from four-year college or university preferred.

Responsibilities

  • Uses monthly late notices, 5-Day Demand for Payments, and other means of communication to collect past due rental balances. Reviews delinquencies and helps direct course of action for collections.
  • Cooperates with Leasing Agency on all leasing and renewal activities to ensure the property is meeting leasing and occupancy goals.
  • Assisting with the leasing and administration of Affordable Requirement Ordinance (ARO) units. Assists with ensuring that applications are processed timely and effectively and occupancy of these units is expedited and maintained.
  • Enters vendor payable invoices into accounting software and processes to corporate by established deadline.
  • Coordinates the renewal process by preparing lease renewals and contacting residents to discuss renewal options.
  • Provides timely and professional responses to resident issues and inquiries.
  • Participates in the annual management plan and budget for assigned property with the established goals and objectives of the owner.
  • Assists in the preparation of required leasing reports and financial reporting package for ownership.
  • Assists in oversight of other property personnel related to assisting residents, answering questions, and monitoring front line management issues. Directs employees and exercises discretion and independent judgement, particularly in absence of Property Manager.
  • Oversees engineering, maintenance, and security operations. Conducts building inspections and implements procedures to correct deficiencies.
  • Supervises vendors, determines acceptable performance, and resolves issues. Negotiates pricing and administers contracts based on company’s established standards.
  • Works with third-party provider and maintains certificates of insurance to ensure proper insurance for vendors and residents.
  • Assists in move-in / move-out process.
  • Coordinates resident events and sends out communication to residents.
