LUMA Residential is seeking a highly organized and detail-oriented Renovation Project Superintendent to oversee on-site execution of interior, exterior, common area, and amenity renovations across our portfolio. As a Renovation Project Superintendent, you’ll bring renovation plans to life while ensuring safety, quality, and efficiency on every job site. You’ll collaborate with subcontractors, vendors, and internal teams to make sure projects are completed on time and to the highest standards. Your work will directly enhance the resident experience and elevate the quality of LUMA communities.

Requirements

  • High School Diploma or equivalent.
  • Minimum 3+ years of experience in construction or renovation supervision.
  • Strong organizational, time management, and communication skills.
  • Proficiency in Microsoft Office Suite (Outlook, Teams, Planner, Excel).
  • Ability to read blueprints, scopes of work, and construction specifications.
  • Valid driver’s license, current vehicle insurance, and reliable transportation.
  • Knowledge of OSHA standards, site safety enforcement, permits, and inspection coordination.

Nice To Haves

  • Spanish-language proficiency.
  • Experience with Yardi Voyager (job cost module preferred).
  • Familiarity with Paycom time and attendance software.
  • Knowledge of construction management or accounting software.
  • Understanding of construction accounting principles.

Responsibilities

  • Manage subcontractors, vendors, and internal teams to keep projects on track.
  • Monitor project timelines, track milestones, and sequence work for efficiency.
  • Enforce safety standards, maintain compliance with OSHA, and hold all parties accountable to LUMA’s quality standards.
  • Monitor budgets, assist with change orders, and identify cost-saving opportunities.
  • Maintain contracts, permits, change orders, and correspondence in an organized manner.
  • Troubleshoot and resolve construction challenges as they arise.
  • Provide consistent updates to the Renovation Project Manager and Asset Managers.
