About The Position

The purpose of the Regional Transitional Maintenance Director is to assist in the development of CWS maintenance programs and to support, train, and provide guidance to the Maintenance Directors and assets as it relates to maintenance operations. This role requires 100% travel. The Maintenance Department Vision is to ensure the health and wellbeing of people and property, through consistent implementation of fire life-safety and preventative maintenance programs. This position has no direct reports. As a Regional Transitional Maintenance Director, you will be responsible for all aspects of a successful property maintenance program within your assigned portfolio. Specific areas of focus will include: preventative maintenance, fire and life-safety, building mechanical systems, fixing things that are broken, keeping things clean, and the ongoing professional development of maintenance personnel across the country.

Requirements

  • High school diploma or GED (required)
  • Microsoft Office and Outlook software experience (required)
  • EPA, HVAC I & II, CPO and local certifications (required)
  • Minimum 2-4 years previous full-time work experience in apartment maintenance, or a trade that requires extensive knowledge of electricity, plumbing, carpentry, painting, and HVAC (required)
  • Possess a valid driver’s license and current automobile insurance (required)
  • Own a basic set of hand tools (required)
  • Able to read service requests, schedules, and regularly converse with team members, residents, and vendors in English
  • Basic computer skills
  • Able to adhere to company policies, procedures, and practices
  • Able to establish and maintain effective working relationships
  • Able to maintain a professional and ethical atmosphere
  • Possess supervisory/managerial skills
  • Able to perform work responsibilities at locations other than “home” property
  • Able to travel within major metropolitan areas and may be required to attend company functions in other cities
  • Able to respond to emergency calls outside of normal business hours

Responsibilities

  • Embody and promote the CWS Purpose and Values, acting as a role model for behavior, communication, and professional conduct.
  • Ensure the health, well-being, and safety of team members, residents, contractors, and self is a top priority.
  • Ensure functionality of all fire and life-safety systems for each property in the assigned region, including understanding codes, implementing plans, scheduling inspections, reviewing results, and ensuring timely repairs.
  • Regularly conduct hands-on site visits to ensure all fire life-safety systems (e.g., fire panels, gates, elevators, boilers, HVACs, pools/spas) are functional and compliant.
  • Perform annual CWS Fire Life-Safety and Property Upkeep audits for each property, using results for team training.
  • Ensure the physical asset is maintained through execution of each property’s specific preventative maintenance plan, including understanding and maintaining mechanical systems (e.g., boilers, elevators, HVACs, generators).
  • Implement property-specific, CWS-approved preventative maintenance plans and regularly inspect properties for compliance.
  • Identify approved third-party vendors to support preventative maintenance plans as needed.
  • Ensure property compliance with CWS’ O&M plans for mold, radon, asbestos, and lead-based paint, establishing vendor relationships and reviewing repairs over $10,000.
  • Provide training and communication on CWS’ O&M plans and support on-site teams with mold repairs and remediation questions.
  • Develop proper scopes of work for fire life safety and preventative maintenance projects, create RFPs, review bids, and provide bid analysis and vendor recommendations.
  • Create contracts on CWS’ approved template, ensuring appropriate terms, and supervise project work, including attending meetings and performing on-site visits.
  • Confirm the skillsets and strengths of on-site Maintenance Directors meet the unique needs of each property, including conducting final interviews for new candidates and endorsing internal promotions.
  • Job shadow maintenance personnel to observe service requests, turns, property upkeep, and risk-related repairs, providing coaching as needed.
  • Inspect maintenance shops, vacant units, and down units during every property visit.
  • Escalate concerns related to on-site Maintenance personnel performance to the Regional Director, and contact HR and the Senior Vice-President of Operations for egregious offenses.
  • Provide ongoing support and professional development to on-site maintenance personnel, ensuring facilities are clean and repairs are made.
  • Establish professional working relationships with maintenance personnel, check in regularly, and provide mentorship.
  • Ensure maintenance shops are set up and organized according to CWS expectations.
  • Participate as a Faculty member of CWS Academy, including New Hire Training and Advanced Skills training.
  • Identify training needs within the portfolio and assist the Training Department in developing training objectives, materials, and delivery.
  • Collaborate with other departments, including Training, Risk, Asset Management, and Facilities, to ensure life-safety plans are executed and concerns are escalated appropriately.
