About The Position

At New Earth Residential, we are seeking a Regional Property Manager for our Spokane communities. This role is crucial in ensuring our properties are meticulously managed, from groundskeeping to financial operations. The ideal candidate will leverage their expertise to uphold our mission of providing great value and an exceptional resident experience. The Regional Manager will support the Vice President and supervise community associates, overseeing operations across several properties. This includes resident satisfaction and retention, lease administration, rental collection, delinquency management, property P&L, and marketing in accordance with company standards. The role also involves full associate lifecycle management, including recruiting, mentoring, and performance management, as well as creating strategic marketing plans and managing annual budgets, P&L statements, and general ledgers. Regular property inspections, responding to escalated resident complaints, and overseeing natural disaster and emergency evacuation plans are also key responsibilities. Additionally, the role involves overseeing property and associate safety records, property loss claims, and risk management initiatives. The Urban Village Program is a unique platform that allows residents to connect, engage, and socialize, benefiting from a premier social impact program at no additional cost. The Regional Property Manager will play a role in building community by distributing newsletters, engaging residents about events, and fostering community participation. They will also enhance environments by championing garden boxes and beehives, and participating in community enhancement projects. Channeling resources by forging connections with vendors and potential partners, and building leaders by educating residents about the program and inspiring their involvement as resident facilitators are also part of the role.

Requirements

  • Ability to evaluate and fulfill community common area and amenity needs, attention to detail and dedication to maintain the community
  • Ability to independently establish priorities, manages time effectively, and fulfills assigned objectives and projects
  • Ability to respond to and resolve unexpected problems and handle priority changes in a fast-moving, fluid environment
  • Demonstrated proficiency in Outlook, Excel, Word, and internet
  • Strong verbal and written communication skills, strong organization skills, and ability to work well with onsite staff, customers, supervisors, corporate office associates and vendors
  • Must be able to effectively communicate, comprehend, speak, and read in English.
  • A minimum of four (4) years of experience as an on-site Community Manager or Regional Property Manager/District Manager in multi-family community

Responsibilities

  • Oversees the operations of several properties including resident satisfaction and retention, full resident lifecycle activities (e.g., lease administration, rental collection and delinquency management), property P&L, and property marketing in accordance with company standards.
  • Responsible for ensuring a high level of client customer satisfaction.
  • Responsible for full associate life cycle including recruiting, mentoring, and performance management.
  • Responsible for recruiting and maintaining fully staffed on-site teams.
  • Creates strategic marketing plans to attract and retain residents in conjunction with UVR marketing team.
  • Responsible for the properties annual budget, P&L statements, general ledger and creating necessary reports for the property owners and UVR leadership.
  • Understands the operations guidelines for each property established within the Property Management Agreement.
  • Regularly inspect the property to ensure the highest level of curb appeal, office and maintenance operations, and competitive market positioning.
  • Responds to escalated resident complaints and issues and serve as liaison to residents and corporate office regarding the administration of common area maintenance and the enforcement of landlord rules and regulations.
  • Oversees site natural disaster and emergency evacuation plans.
  • Oversees the management of the property and associate safety records, property loss claims and risk management initiatives.
  • Other responsibilities as assigned by management.

  • Champion the use of garden boxes and beehives within your community (if applicable), promoting a greener, more sustainable environment.
  • Roll up your sleeves and join us at our annual Impact Day, where we tackle community enhancement projects together.
  • Forge connections with vendors and potential partners, establishing communication channels to support our community's needs.
  • Keep your Program Coordinator in the loop by sharing relevant information and contact details for potential collaborations.
  • Educate residents about the program and inspire their involvement as resident facilitators, empowering them to take on leadership roles.
  • Guide interested residents through the sign-up process, nurturing the next generation of community leaders.
