About The Position

WinnCompanies is seeking a results-driven Regional Property Manager to oversee a portfolio of multifamily communities across Los Angeles County. In this role, you will lead property operations, drive financial performance, ensure regulatory compliance (including LIHTC/HUD where applicable), and maintain strong client and resident relationships. You will oversee on-site Property Managers and ensure operational excellence across your portfolio.

Requirements

  • High school diploma or GED equivalent.
  • 5-8 years regional property management experience in affordable housing.
  • 3–5 years of supervisory or team leadership experience.
  • Valid driver’s license in good standing and ability to meet company driving standards.
  • Travel required to various properties in Los Angeles County (Los Angeles, Hacienda Heights, Bellflower and Whittier, CA), 4 days a week.
  • NAHP – CPL, SHCM, CAM (MA - C3P) designations.
  • CAM – RAM & ARM honored; CGPM – NAA or NAMA honored designations.
  • Strong knowledge of property management operations and landlord-tenant laws.
  • Advanced proficiency in Microsoft Office (Excel, Word, Outlook).
  • Demonstrated leadership and team management skills.
  • Excellent customer service and communication skills.
  • Strong attention to detail and organizational skills.
  • Ability to manage multiple priorities across a portfolio.
  • Ability to work with a diverse group of people and personalities.

Nice To Haves

  • Bachelor’s degree in Business, Real Estate, or related field.
  • Bilingual in English and Spanish.
  • Experience with LIHTC, HUD, or other affordable housing programs.
  • Experience using property management systems such as Yardi or RealPage.
  • Knowledge of marketing, leasing strategies, and resident retention programs.

Responsibilities

  • Oversee a regional portfolio of multifamily properties, ensuring strong financial performance, regulatory compliance, and asset preservation.
  • Develop, present, and manage annual operating budgets; monitor financial results and lead monthly variance reviews and reforecasts.
  • Maximize occupancy, rent collections, and revenue through effective leasing and retention strategies.
  • Supervise and support on-site Property Managers, ensuring efficient daily operations and adherence to company policies and procedures.
  • Drive occupancy, rent collections, and revenue strategies, review rent schedules, renewals, and leasing performance.
  • Ensure compliance with all applicable federal, state, local, and affordable housing program requirements.
  • Oversee property maintenance operations, ensuring assets are well maintained, safety systems are functional, and expenses stay within budget.
  • Build and maintain strong client and resident relationships through regular reporting, performance reviews, and engagement initiatives.
