About The Position

The Regional Property Manager is responsible for the operational and financial performance of a portfolio of three class C, value add multifamily communities in the Charlotte area. This role oversees onsite teams, drives occupancy and revenue growth, ensures compliance, and delivers an exceptional resident experience. The ideal candidate is a strategic leader with strong financial acumen and a proven track record in value-add multifamily operations, team development and operational turnaround execution.

Requirements

  • 5+ years of multifamily property management experience
  • 2+ years managing multiple properties or in a regional role
  • Experience with Real Page required
  • Strong financial and analytical skills (budgeting, forecasting, reporting)
  • Proven leadership and team development experience
  • Knowledge of Fair Housing and landlord/tenant laws
  • Ability to travel regularly within assigned portfolio

Responsibilities

  • Oversee day-to-day operations of a portfolio of three multifamily properties
  • Oversee execution of value-add business plans, including unit renovation pacing, scope coordination, and operational follow-through
  • Oversee property performance and execute action plans to improve key metrics, including physical occupancy, rental revenue, NOI, loss-to-lease, collections, delinquency, turn times, and resident retention.
  • Drive collections performance, minimize delinquency, and support bad debt reduction strategies across the portfolio
  • Lead, coach, and develop Community Managers and onsite teams
  • Prepare, manage, and analyze annual budgets and forecasts, to achieve owner targets and objectives
  • Review financial reports, identify variances, and implement corrective actions
  • Conduct regular property visits, inspections, and performance audits
  • Ensure compliance with Fair Housing laws and local/state regulations
  • Partner with construction, investments team, and ownership to ensure capital projects are completed on schedule and within budget
  • Support leasing teams in achieving premium capture on renovated units and improving conversion performance
  • Ensure strong resident communication and service continuity during renovation or repositioning activity
  • Recruit, coach, and hold onsite teams accountable to performance standards in leasing, collections, maintenance, and customer service
  • Maintain strong customer service standards, improve resident satisfaction, and support online reputation management
