About The Position

National Church Residences is seeking a Regional Portfolio Manager to lead a portfolio of affordable housing communities throughout Indiana and Ohio. This leadership role focuses on developing Property Managers, driving portfolio performance, and ensuring exceptional resident experiences. The position is a trusted business partner to senior leadership, shaping strategy, supporting community teams, improving operations, and maintaining high-performing, compliant, and resident-focused properties. The role directly influences portfolio occupancy, revenue growth, team development, resident satisfaction, operational excellence, and long-term asset performance.

Requirements

  • 5+ years of affordable housing or multifamily property management experience
  • Multi-site leadership experience
  • Experience leading, coaching, and developing Property Managers
  • Experience managing budgets, occupancy, and property performance
  • Knowledge of HUD, LIHTC, Fair Housing, and affordable housing programs
  • Strong communication and leadership skills
  • Valid driver's license required

Nice To Haves

  • Regional, Area Manager, Portfolio Manager, or Director-level experience
  • Senior housing experience
  • CPM, HCCP, SHCM, COS, or similar certifications
  • Experience leading operational turnarounds or portfolio growth initiatives

Responsibilities

  • Lead and develop high-performing teams by coaching, mentoring, and supporting Property Managers and community teams.
  • Recruit, hire, and develop future leaders.
  • Foster a culture of accountability, service, and continuous improvement.
  • Support employee engagement, retention, and career growth.
  • Drive portfolio performance by partnering with Property Managers to achieve occupancy and NOI goals.
  • Review operational and financial results and identify opportunities for improvement.
  • Develop action plans for underperforming communities.
  • Lead budgeting, forecasting, and performance reviews.
  • Ensure operational excellence through regular site visits, monitoring maintenance standards, curb appeal, safety, and resident experience.
  • Support capital projects and operational initiatives.
  • Partner with internal departments to optimize community performance.
  • Support affordable housing compliance by ensuring properties operate in accordance with HUD, LIHTC, Fair Housing, and company requirements.
  • Support successful inspections, audits, REAC reviews, and state agency reviews.
  • Guide teams through regulatory changes and best practices.
