About The Position

The Regional Operations Specialist plays a crucial role in supporting on-site teams and ensuring operational efficiency within the region. This position involves training, system support, market analysis, lead management, performance improvement, and various administrative functions. The specialist will work closely with Regional Property Managers (RPMs) and Community Managers to achieve optimal property performance and resident satisfaction.

Requirements

  • Three years of property management experience.
  • High school diploma or GED.
  • Well-developed interpersonal, written, and verbal reasoning/communication skills.
  • Excellent organizational skills with the ability to prioritize and work effectively on multiple tasks in a fast-paced, demanding environment.
  • Dependable, reliable, and follows through on commitments, producing timely work to required or higher standards.
  • Attentive to detail and monitors adherence to company standards and policies.
  • Positive, “can-do” attitude, professionalism, and a high level of enthusiasm.
  • Demonstrated proficiency with Microsoft Office and general computer skills.
  • Experience with property management software.
  • Knowledge of Fair Housing laws.
  • Passion for continuous learning.

Responsibilities

  • Supports on-site teams with training needs as directed by RPM.
  • Acts as a resource to on-site teams for system functions and opportunities.
  • Provides coverage for Community Manager/leasing office team members as directed by RPM.
  • Monitors, reviews, and evaluates market surveys for new insights.
  • Reviews and evaluates lead management and recommends actions for optimal lead response and follow-up.
  • Reviews recorded leasing and customer service calls to identify training opportunities and highlight top performers.
  • Supports strategic action plans for focus property performance improvement within the region as directed by RPM.
  • Conducts leasing overrides as needed.
  • Reviews monthly commission reports and compares property management software to confirm eligibility.
  • Reviews advertising and social media for content and engagement.
  • Reviews and assists with revenue management pricing recommendations and rate publishing as needed.
  • Assists in the integration of new acquisitions, including participating in due diligence and market research as needed.
  • Creates social media and Viva Engage posts to celebrate team successes, including Employee Spotlights.
  • Directs regional/multi-site leasing team members as needed.
  • Performs accounts payable functions, including review, audit, and processing as directed by RPM.
  • Supports accounting month-end functions, including month-end checklists and activity, GPR review and corrections, and variance notes as directed by RPM.
  • Assists in resolving resident opportunities that escalate beyond Community Manager.
  • Plans miscellaneous events as needed.
  • Regularly monitors and follows up with Community Managers on Berger U assignments within the region.
  • Provides coverage for RPM as needed.
  • Performs other duties and projects as needed.
