About The Position

The Regional Manager will play a critical role in managing Waterton's portfolio strategy locally. This role is responsible for all operational and financial aspects of an assigned portfolio of properties, which may include both Class A market-rate and affordable assets. The Regional Manager collaborates closely with Community Managers within their portfolio to ensure best operational practices, service standards, revenue growth, and compliance with established company policies and procedures. Requirements

Bachelor's degree, preferably in real estate, business, marketing or finance.
Minimum of five (5) years of multi-site property management experience, either in commercial real estate or multi-family.
Earned CPM designation or commensurate experience demonstrating a high level of competency in multi-family property management.
Strong communication skills, ability to manage relationships, build rapport, and motivate others.
Good presence when conducting onsite tours with owners, investors, and residents.
Ability to keep everyone informed and on the same page.
Experience in hiring, retaining, and developing others.
Ability to manage human resources concerns at the site level.
Sharp eye for hiring, engaging, and retaining top talent.
Understanding of company financials and financial metrics for success.
Proficiency in financial reporting.
Entrepreneurial mindset; a go-getter who wants to build a strong business and challenge the status quo.
Ability to demonstrate tact and empathy when dealing with resident and manager concerns and resolve them quickly.
Willingness to travel, sometimes with shorter than average notice, including occasional travel to the corporate office in Chicago, IL.

Advanced degree is a plus.
Project-based Section 8 experience is a plus.

Responsibilities

Monitor all property operations including leasing, collections, resident services, maintenance, administration, and policy and procedures to ensure compliance while supporting the community’s established goals.
Prepare, implement, and meet annual operating and capital budgets/forecasts for assigned communities. Prepare accurate and timely financial reports, analysis, and budgets, and manage accounts payables and receivables.
Hire, train, coach, and mentor Community Managers. Use communication and organization skills to keep the team and key stakeholders informed. Grow and develop successors and manage site-level associate performance challenges.
Champion 'Resitality' by exemplifying company culture, serving residents and customers, exceeding expectations, and creating the ultimate service experience. Resolve sensitive issues and concerns.
Use networking skills and knowledge of local and regional vendors to solve maintenance issues and manage property improvement projects. Monitor the talent market to ensure optimal talent positioning and growth.
Stay current on and adhere to all local and state laws, including Fair Housing laws, and ensure compliance with ADA and Section 504 regulations.
Be an excellent teammate, help create and deliver departmental and organizational goals, and share best practices on process improvement, refining and introducing new Standard Operating Procedures (SOPs).
