About The Position

Arboreal is a technology-enabled, operator-led platform focused on managing complex affordable and mixed-income housing at scale. We manage thousands of units across the Pacific Northwest, with a portfolio heavily invested in LIHTC, HUD, and deeply regulated properties. We are rapidly expanding and invest significantly in our systems, compliance, and people. This position is designed for experienced affordable housing leaders who desire senior-level operational authority, robust support, and a commitment to compliance and operational excellence, rather than being reactive to crises.

Requirements

• 7+ years in multifamily property management
• Multi-property or regional leadership experience
• Proven success with audits, agency reviews, and operational turnarounds

Nice To Haves

• COS / HCCP certifications
• Experience in WA, OR, or similarly regulated states
• Background in growing or institutional platforms

Responsibilities

• Lead, coach, and hold accountable Property Managers and site teams across a regional affordable portfolio.
• Build strong bench strength and reduce burnout through clarity, structure, and support.
• Partner closely with maintenance, compliance, accounting, and centralized operations.
• Drive occupancy, collections, delinquency reduction, and unit turns.
• Review budgets, forecasts, and variances with real operational insight.
• Balance compliance rigor with practical, resident-focused operations.
• Represent Arboreal with owners, asset managers, lenders, and housing agencies.
• Translate complexity into confidence — internally and externally.
• Help refine SOPs, training, and standards as the platform grows.
• Support acquisitions, lease-ups, and transitions of affordable assets.
