Requirements

  • 5+ years in multi-family property management within the last 10 years required.
  • 3+ years of experience in a Property Manager position or higher required.
  • Ability to manage multiple properties, budgets, and deadlines simultaneously.
  • Must be well-versed in Federal Fair Housing Laws, Landlord Tenant Laws, and ADA Laws.
  • Customer service experience is required.
  • High school diploma or GED required.
  • Demonstrates exceptional attention to detail and organizational abilities.
  • Proficient in effective communication and teamwork.
  • Maintains a positive outlook and embraces a collaborative team approach.
  • Shows responsibility and takes pride in their work.
  • Fluent in English, with strong reading, speaking, and writing skills.
  • Proficient in Microsoft Office applications, including Excel, Word, and Outlook.

Nice To Haves

  • LIHTC experience preferred.
  • Onesite and Lead2Lease experience preferred.
  • bachelor’s degree in related field preferred.

Responsibilities

  • Oversee daily operations of multiple properties within the designated area/region.
  • Supervise and support property managers and staff, ensuring adherence to company policies.
  • Assist Community Directors with hiring, discipline, and termination of employees.
  • Train and supervise new and seasoned staff, focusing on the Operations Manual and company goals.
  • Conduct timely evaluations and make staffing recommendations.
  • Motivate and create a positive environment for all site staff.
  • Maintain a positive working relationship with Community Directors, assisting in occupancy and administrative tasks.
  • Develop, manage, and achieve budget goals for each property.
  • Review monthly financials, budget goals, and variance reports with Community Directors.
  • Approve YieldStar rates and over-budget items.
  • Prepare and review annual budgets.
  • Ensure adherence to company accounting procedures and timelines.
  • Ensure properties are well-maintained and comply with health and safety regulations.
  • Conduct regular property inspections and prepare reports.
  • Ensure all amenities and safety features are functional.
  • Oversee maintenance and repair activities.
  • Supervise contractors, ensuring proper licensing and insurance.
  • Ensure prompt response to maintenance requests.
  • Maintain current knowledge of relevant laws and regulations; ensuring the property teams are trained and up to date on laws and regulations.
  • Ensure documentation of ADA/Safety meetings and keep manuals current.
  • Assist in resolving legal issues and reviewing incident reports.
  • Monitor delinquency reports and submit plans.
  • Report all accidents, emergencies, and compliance issues.
  • Complete assigned reporting by due dates.
  • Attend corporate training and quarterly meetings.
  • Market effectively to reach occupancy and income goals.
  • Assist in meeting budget goals and addressing variances.
  • Monitor unit turnover, market rates, occupancy, delinquency, concessions, and lease expirations.
