About The Position

Community Housing Network (CHN) is a nonprofit helping the people of central Ohio since 1987. As a Regional Maintenance Supervisor, you will provide direct support to the Maintenance Operations of CHN. The Regional Maintenance Supervisor will provide a positive tenant experience by ensuring tenant units, vacant units, and CHN buildings/facilities are operating safely and effectively. The Regional Maintenance Supervisor will lead a team of maintenance technicians ensuring preventative maintenance and repairs are completed promptly, perform maintenance and repairs as required, and manage all work orders assigned to the Property Portfolio.

Requirements

  • High School Diploma or equivalent or 5 years’ experience in one or more trade areas of repair (general carpentry, plumbing, electrical, HVAC, appliances).
  • 3+ years’ experience in apartment industry required.
  • Personal vehicle for transportation of self and equipment/tools between properties.
  • Valid driver’s license.
  • Valid auto insurance.
  • Proficient in Microsoft Office Suite Products and ability to learn and adapt to changing technology utilized in role.
  • Experience with property management software and work order systems required.
  • Advanced electrical, plumbing, HVAC, general carpentry, appliance repair, painting, and general landscaping skills.
  • Strong verbal and written communication skills and the ability to communicate across all levels both internally and externally.
  • Ability to manage multiple projects and priorities in a high volume with great attention to detail.
  • Strong customer service skills, including creating a customer-focused culture.
  • Ability to move heavy objects, reach high and low areas, and use manual tools/equipment.

Nice To Haves

  • 2+ years in a supervisory position preferred.
  • HVAC Certification & EPA card preferred.
  • Experience working in or supervising maintenance operations for multi-story residential or commercial buildings with elevators, including coordination of elevator maintenance, inspections, and vendor services preferred.

Responsibilities

  • Assist with repairs in plumbing, electrical, appliances, HVAC, carpentry, painting, and landscaping.
  • Complete work orders efficiently.
  • Communicate with Regional and Property Managers to address tenant concerns and maintain a professional, caring approach.
  • Ensure the maintenance of grounds and common areas, including trash removal.
  • Assist with creating scopes of work for vendors and inspect completed work for quality and adherence to standards.
  • Conduct routine property inspections.
  • Assist with eviction set-outs, and ensure timely delivery of maintenance notices to tenants.
  • Oversee move-out and move-in preparations, ensuring compliance with CMHA housing quality standards, city codes, and fire, life, and safety guidelines.
  • Work with vendors to turn apartment units within expected deadline.
  • Accompany third-party inspectors for CGI/CMHA, Aspire, OCCH, OHFA, and other agency inspections.
  • Ensure vendor-contracted work is completed accurately/on time.
  • Manage truck stock and ensure inventory items are added to work orders.
  • Collaborate with the Inventory Clerk to order specialty items/ensure Maintenance Technicians have the necessary parts and supplies to complete work orders efficiently.
  • Maintain compliance with OSHA and CHN safety programs, training, and policies/report safety hazards to the supervisor.
  • Complete work duties in line with Fair Housing/HUD standards.
  • Participate in emergency on-call rotations as assigned.
  • Perform administrative duties accurately/promptly, ensuring compliance with CHN policies, including maintaining work order notes, the work order system, inventory and mileage logs, and following CHN Standard Operating Procedures.
  • Mentor and train Maintenance Technicians to improve skills and solve problems, providing hands-on support in trade areas.
  • Supervise staff, approve payroll and mileage, monitor work order status and performance, and conduct performance evaluations.
  • Onboard new employees, assist with learning CHN processes, and coordinate team resources to ensure task completion and cross-training.
  • Evaluate team performance, recommend improvements, and foster a positive, safety-focused work environment.
  • Coordinate/manage the workload of Maintenance Technicians, assign and review work orders to ensure timely completion, and perform quality control checks.
  • Identify cost-saving opportunities and suggest ways to improve work efficiency.
  • Collaborate with the Maintenance Assistant Director to review budget compliance, ensure occupancy and unit turn metrics are met, and implement improvement plans as needed.
