About The Position

The Regional Maintenance Specialist will ensure the operations of the properties in the Southeast Region are compliant with standards and expectations. Collaborate with leadership to assist in executing owner-approved capital projects, creating and scopes of work, providing cost estimates and schedules, fostering safe work practices, and ensuring that all actions align with Mercy Housing's strategic goals of supporting long-term asset preservation. Provide training, mentoring and education to site-level staff. We encourage candidates with lived experience to apply. This position is hybrid eligible.

Requirements

  • High school diploma or equivalent.
  • Minimum of five (5) years in skilled maintenance work required.
  • Technical expertise in one or more building trades and EPA Universal Certification.
  • Two years of supervisory experience.
  • Comprehend and communicate in the English language, both orally and in writing.
  • Perform basic math and understand measurement systems used in the trade.
  • Read and interpret electrical, plumbing, and mechanical diagrams and blueprints.
  • Ability to make working sketches.
  • Ability to use maintenance, trade, and testing equipment and tools.
  • Interpret and understand maintenance information generated from property management software reports.
  • Basic computer skills.
  • Define and solve problems.

Responsibilities

  • Collaborate with RVP, Regional Facilities Director, ADOs and Property Managers to follow and achieve property budgets.
  • Ensures the successful execution of capital projects, adhering to quality standards while optimizing cost efficiency.
  • Conducts request for proposals and bid comparison analysis ensuring they meet the scope of work requirements.
  • Conducts pre-Real Estate Assessment Center (REAC) and pre-Management Occupancy inspections, ensuring properties meet regulatory standards and are prepared for successful assessments.
  • Provides guidance in managing building systems and repairs and complex maintenance issues.
  • Assist in insurance claim mitigation and rebuild work by ensuring timely and efficient claims processing to minimize financial impact.
  • Provide guidance to site staff on procurement protocols and standards.
  • Partner with Property Management to ensure that maintenance contracts meet or exceed the best possible quality and expense standards.
  • Provide developmental training, coaching, and counseling to maintenance staff in assigned portfolio, including Physical Product Practices (P3), regulatory compliance and safety.
  • As needed, complete property maintenance site-level activities with on-site staff and other related departments to ensure that the Essential Functions are met on a regular and consistent basis.
  • Create a positive, collaborative internal and external relationships are fostered and maintained.
  • Monitor and enforce guidelines as outlined in the Injury and Illness Prevention Plan.
  • Act as an ambassador and teacher of the OE system and ECOmmittee’s approved SOPs on the assigned property(s) in a collaborative manner.
  • Follow and comply with all fair housing and local landlord and tenant laws and regulations.
  • Work outside normal business hours to respond to the emergency needs of the properties.
  • Legally operate a motor vehicle (valid driver’s license and insurance).
