About The Position

The Regional Maintenance Manager is responsible for providing leadership, operational support, and technical expertise to a portfolio of apartment communities. This role partners with Regional Managers, Community Managers, and Service Managers to ensure properties are maintained to company standards while driving operational efficiency, regulatory compliance, resident satisfaction, and the successful execution of maintenance operations and capital improvement projects.

Requirements

  • Extensive experience in multifamily maintenance operations and property management.
  • Strong working knowledge of HVAC, plumbing, electrical, appliances, carpentry, roofing, structural systems, and building maintenance.
  • Experience preparing project scopes, obtaining competitive bids, managing vendor contracts, and overseeing capital improvement projects from inception through completion.
  • Thorough understanding of building codes, life safety requirements, OSHA regulations, EPA guidelines, HUD requirements, and industry best practices.
  • Demonstrated leadership experience managing multiple properties and developing maintenance professionals.
  • Excellent organizational, communication, negotiation, problem-solving, and decision-making skills.
  • Ability to manage multiple priorities while traveling extensively throughout the assigned portfolio.
  • Valid driver's license with an acceptable driving record.
  • Exceptional verbal and written communication skills to liaise effectively with team members, leadership, and residents.

Responsibilities

  • Provide leadership, guidance, and technical support to multiple communities within the assigned region.
  • Partner with Regional Managers, Community Managers, and Service Managers to develop and execute maintenance strategies that support operational and financial goals.
  • Conduct routine property inspections to identify maintenance, safety, compliance, deferred maintenance, and capital improvement opportunities.
  • Assist onsite teams with complex maintenance issues, emergency repairs, troubleshooting, and operational challenges.
  • Develop project scopes, solicit vendor proposals, prepare cost estimates, review and compare bids, and provide recommendations for capital improvement projects.
  • Oversee capital improvement projects from planning through completion, ensuring work is completed safely, on schedule, within budget, and in accordance with company standards and contract specifications.
  • Manage contractor performance through regular site visits, quality assurance inspections, project scheduling, change order reviews, and final project closeout.
  • Ensure compliance with company policies, OSHA, EPA, HUD, Fair Housing, local building codes, and all applicable federal, state, and local regulations.
  • Monitor overall property conditions and implement preventive maintenance programs to maximize asset life and reduce operating costs.
  • Review work order performance, make-ready completion, preventive maintenance completion, and other maintenance metrics to drive continuous improvement.
  • Support due diligence inspections, property acquisitions, transitions, and operational assessments.
  • Assist with annual capital planning, budgeting, forecasting, reserve planning, and long-term asset preservation strategies.
  • Solicit, evaluate, negotiate, and recommend vendor proposals while ensuring contractors meet quality, budget, and schedule expectations.
  • Coach, mentor, and develop Community Managers, Service Managers, and maintenance teams through training, field support, and performance improvement initiatives.
  • Respond to emergency situations and provide leadership during disaster recovery, major repairs, and crisis events.
  • Ensure proper inventory management, purchasing controls, and cost-effective use of maintenance resources.
  • Maintain accurate reporting and communicate project status, operational concerns, budgets, vendor performance, and action plans with senior leadership.
  • Promote a culture of safety, accountability, teamwork, professionalism, and continuous improvement across the portfolio.
  • Performs all other duties as assigned.
