About The Position

Gorman & Company is seeking an experienced Regional Maintenance Manager to oversee a growing portfolio of multifamily and affordable housing communities throughout Northern and Eastern Wisconsin. The ideal candidate will be based in the Milwaukee area to support regional travel and operational needs. This role requires a highly organized and communicative individual passionate about mentoring maintenance teams and experienced in managing maintenance operations across a large, geographically dispersed portfolio.

Requirements

  • 5+ years of multifamily maintenance experience, including prior regional or multi-site leadership experience
  • Strong technical knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general building systems
  • Experience overseeing affordable housing or multifamily portfolios consisting of 1,500+ units preferred
  • Proven ability to lead, train, mentor, and develop maintenance teams across multiple locations
  • Strong organizational, communication, and problem-solving skills with the ability to balance competing priorities
  • Experience coordinating capital improvement projects, inspections, vendors, and preventative maintenance programs
  • EPA Certification required
  • CPO certification required
  • Ability to travel regularly throughout Wisconsin, including occasional overnight travel as needed
  • Valid driver’s license, reliable transportation, and insurable driving record required

  • Experience with RealPage or related property management systems preferred

Responsibilities

  • Provide leadership and oversight for maintenance operations across a regional multifamily portfolio
  • Lead, mentor, and develop Maintenance Supervisors and on-site maintenance teams through hands-on coaching and training
  • Partner closely with Property Managers and Regional Property Managers to support operational goals and property performance
  • Oversee preventative maintenance programs, inspections, capital projects, vendor relationships, and emergency response efforts
  • Ensure portfolio-wide compliance with safety standards, regulatory requirements, company policies, and agency inspections
  • Support hiring, onboarding, retention, and ongoing development of maintenance team members
  • Manage maintenance budgeting, capital planning, inventory controls, and cost-saving initiatives across the region
  • Travel throughout the portfolio approximately 3–4 days per week to support teams and property operations
