About The Position

The Regional Maintenance Director will be responsible for overseeing maintenance operations across assigned properties. This role involves developing project specifications, managing vendor relationships, ensuring preventative maintenance programs are in place, and providing guidance to Service Managers and their teams. The Director will also conduct property inspections, audit operational procedures, and ensure compliance with safety policies. A significant portion of the role involves being onsite to support teams, troubleshoot complex issues, and ensure key performance indicators (KPIs) are met. Additionally, the role includes personnel development, such as interviewing candidates, identifying training needs, and coaching team members.

Requirements

  • High school diploma or equivalent.
  • 5–6 years of maintenance, construction, or repair experience within multifamily housing.
  • At least 5 years in a supervisory role.
  • Extensive knowledge of apartment maintenance operations and building systems.
  • Ability to complete service assessments at the standards required of a Regional Service Manager.
  • Proficiency with word processing, Excel, and computerized maintenance management (CMM) systems.
  • Ability to walk grounds, inspect units, climb stairs, lift up to 60 lbs., climb ladders above 10 feet, and perform bending, kneeling, pushing, and other physical activities.
  • Strong written and verbal communication skills in English.
  • Availability for after-hours emergencies as needed.
  • EPA Universal CFC Certification (or required within 90 days of employment).

  • OSHA 10/30 certification preferred

Responsibilities

  • Develop detailed specifications, scopes of work, and contractor bids for major projects.
  • Recommend vendor selections and update the preferred vendor list.
  • Track project schedules and ensure completion within budgetary constraints.
  • Recommend and monitor ongoing preventative maintenance programs for assigned properties.
  • Maintain an up-to-date library of material suppliers, labor rates, equipment rental costs, and qualified subcontractors.
  • Anticipate and recommend capital improvement projects for properties.
  • Ensure compliance with company safety policies and procedures.
  • Evaluate and provide guidance on the training of Service Managers and service teams.
  • Fill in at the site level as needed during staffing shortages.
  • Spend a minimum of four days per week onsite supporting teams and ensuring KPIs remain on track.
  • Assist Service Directors with troubleshooting, complex repairs, or technical guidance.
  • Conduct audits and inspections of storage rooms, paint rooms, maintenance shops, and inventory systems.
  • Audit and evaluate turnover procedures, ensuring consistency in materials, supplies, final product quality, vendor usage, and cost efficiency.
  • Oversee and provide feedback on vendor performance for routine maintenance and project work.
  • Coordinate uniforms for all service team members.
  • Interview and assess candidates for Service Technician and Service Director positions.
  • Identify training needs and schedule or deliver technical and operational training sessions.
  • Coach and mentor service team members; complete performance assessments.
