About The Position

As a Regional Landscape Manager, you will play a critical role in shaping the appearance, functionality, sustainability, and long-term value of our communities. Serving as a trusted business partner to Investments, Development, Construction, and Operations leaders, you will oversee the full lifecycle of landscape maintenance, capital improvement, and enhancement projects across multiple markets. Your expertise will directly influence resident experience, asset performance, curb appeal, operational efficiency, and investment outcomes. In this highly visible role, you will manage the full lifecycle of landscape initiatives—from budgeting, due diligence, and project planning to execution, quality control, and completion. You will be responsible for ensuring landscape projects are delivered on time, within budget, and to the highest standards while supporting acquisition efforts, driving sustainability initiatives, and partnering with stakeholders to create exceptional community environments.

Requirements

  • 7+ years’ experience in the green industry with working knowledge of business accounting, P&L statements, and horticulture practices
  • Knowledgeable in construction documentation, design/industry standards, and codes; accurate production, review, and editing of drawings and written documentation
  • Solid ability to manage project team members and advance design work
  • Exceptional organizational, problem-solving, and project management skills
  • Highly effective written, verbal, and graphic communication skills
  • Proficient in Adobe Creative Suites, MS Office and various costing and estimating programs
  • Ability to travel to multiple markets, up to 60%.

Responsibilities

  • Lead landscape maintenance, enhancement, and capital improvement programs across assigned communities, ensuring quality, consistency, and long-term asset value.
  • Develop operating and capital budgets, provide cost estimates, and manage project financial performance for landscape-related services and improvements.
  • Select, manage, and evaluate landscape contractors and specialty vendors while ensuring contractual compliance and high service standards.
  • Conduct regular site visits and quality audits to assess landscape conditions, identify opportunities, and ensure project and maintenance expectations are met.
  • Partner with Operations, Investments, Development, and Construction teams to support acquisitions, due diligence efforts, and ongoing community initiatives.
  • Manage the full lifecycle of landscape projects, including planning, scoping, scheduling, execution, quality control, and project closeout.
  • Coordinate with Landscape Architects, contractors, and regulatory agencies to develop designs, secure approvals, and ensure successful project delivery.
  • Oversee ancillary landscape services, including irrigation, drainage, lighting, arbor care, hardscape enhancements, and other property improvement projects.
  • Promote sustainable landscape practices and provide strategic recommendations that balance aesthetics, functionality, environmental stewardship, and long-term maintenance efficiency.
