About The Position

As the Regional Director of Operations, you will be responsible for the overall performance of a region, including profit, revenue, guest experience, and people management. This role offers significant authority, direct access to senior leadership and ownership, and a streamlined process for implementing new ideas. The position requires a leader who has a proven track record of successfully managing a hotel and is motivated by achieving measurable outcomes across multiple properties. You will be expected to understand and articulate the financial performance of your region and drive improvements. This role is ideal for someone who wants to elevate the performance of an entire region rather than just a single hotel.

Requirements

  • 10+ years in hotel operations.
  • At least 3 years as a General Manager with full P&L ownership.
  • 3+ years in a multi-property role (Area GM, Regional Director, Director of Operations or equivalent) overseeing at least five hotels in a region, ideally across more than one brand family.
  • Experience with at least two of Marriott, Hilton, and IHG brands.
  • Depth in select-service and extended-stay hotel operations is essential.
  • Full-service experience is a strong plus.
  • Documented record of simultaneously improving RevPAR Index, GOP margin, and guest scores.
  • Bachelor's degree in hospitality, business, or finance preferred; equivalent experience considered.
  • Fluent in USALI P&Ls, flow-through analysis, budgeting, and forecasting.
  • Ability to read STR/CoStar reports fluently and build commercial strategy from them.
  • Proficiency in labor modeling and productivity management by department.
  • Knowledge of brand QA programs and guest-satisfaction platforms across major franchisors.
  • Understanding of employment-law fundamentals: wage and hours, tip credit, leave, and documentation.
  • Experience with Brand PMS platforms: Marriott Stay PMS (or its predecessor), Hilton OnQ, and IHG Opera Cloud.
  • Experience with STR/CoStar benchmarking and revenue management tools.
  • Experience with cloud accounting and AP platforms (e.g., Docyt) and payroll systems.
  • Based in or willing to relocate to Hampton Roads, Virginia.
  • Valid driver's license and reliable transportation.

Nice To Haves

  • Renovation or PIP experience.
  • Experience working with lenders, asset managers, or institutional owners.
  • CHA or similar certification.
  • Advanced Excel, Power BI, Tableau, or Looker skills.
  • Comfort using AI tools to speed up analysis and reporting.

Responsibilities

  • Own the profitability and financial health of each hotel in the region, managing P&L, GOP, and EBITDA against budget, forecast, and prior year, with a focus on flow-through.
  • Lead rolling weekly and monthly forecasts with each General Manager (GM).
  • Manage labor productivity by department, including hours and cost per occupied room, by scheduling to demand.
  • Drive cost-per-occupied-room discipline, utilize group purchasing effectively, and prioritize capital and PIP spend with Facilities.
  • Achieve optimal RevPAR Index (RGI) and market share against each hotel's competitive set.
  • Ensure GM engagement with Revenue Management and Sales, monitoring pace, pickup, segmentation performance, and pricing.
  • Protect rate integrity and channel mix, and grow F&B, meetings, and ancillary revenues.
  • Own guest satisfaction, Net Promoter scores, and online reputation results across Marriott, Hilton, and IHG platforms.
  • Ensure all hotels maintain good standing on brand QA audits, preventing any surprises.
  • Lead structured property visits with documented findings, actionable item owners, and due dates, ensuring follow-up until closure.
  • Assist in refining and launching YourSpace operating standards as the brand grows.
  • Recruit, coach, and evaluate General Managers, and develop a pipeline of internal successors for GM positions.
  • Mentor department heads to foster internal growth for future GM roles.
  • Model company values and enforce safety and employment-law compliance (wage and hour, tip practices, I-9, OSHA).
  • Deliver a weekly regional flash report to the Leadership Team, including prior-week results, 30/60/90-day pace, risks, and asks.
  • Present Monthly Business Reviews for each hotel and quarterly ownership presentations.
  • Conduct tiered property visits: monthly on-site for focus hotels (underperforming, renovation, new GM), every six to eight weeks for stable hotels, and weekly virtual check-ins with every GM.
