About The Position

ARK Hospitality is seeking an experienced and results-driven Regional Director of Operations (RDO) to oversee a growing portfolio of select-service, extended-stay, and focused-service hospitality assets across South Georgia and Central Alabama. This position provides executive-level operational leadership for a multi-property portfolio that includes branded hotels operating within both the Hilton and IHG family of brands, as well as a newer extended-stay lodging concept. The Regional Director of Operations is responsible for maximizing operational performance, guest satisfaction, employee engagement, financial results, and brand compliance across the assigned region. This role requires a strategic leader who is equally comfortable working with ownership, General Managers, sales leaders, revenue-management teams, and frontline associates. Frequent travel between assigned hotels is required.

Requirements

  • Minimum of 5+ years of hotel leadership experience.
  • Minimum of 3+ years of multi-property leadership experience preferred.
  • Prior experience as one or more of the following: Regional Director of Operations, Area Director of Operations, Area Manager, Regional Manager, Multi-Property General Manager.
  • Strong understanding of hotel operations, guest service, revenue management, and financial performance.
  • Proven leadership and employee-development experience.
  • Ability to travel extensively throughout the assigned market.
  • Hilton brand experience required.
  • IHG brand experience strongly preferred.
  • Experience with select-service, focused-service, and extended-stay lodging concepts preferred.

  • Conduct routine property visits, inspections, and operational reviews.
  • Develop and implement action plans to improve performance and guest satisfaction.
  • Ensure compliance with company standards, franchise requirements, and regulatory guidelines.
  • Oversee capital improvement projects, renovations, property maintenance initiatives, and operational upgrades.
  • Drive revenue growth, profitability, and financial accountability.
  • Review property budgets, forecasts, labor costs, and strategic business plans.
  • Monitor and improve key hotel performance metrics including: Occupancy, ADR, RevPAR, GOP, Labor Productivity, Guest Satisfaction Scores.
  • Partner with General Managers and Revenue Management teams to create improvement strategies.
  • Identify opportunities for operational efficiencies and cost control.
  • Recruit, coach, mentor, and develop General Managers and leadership teams.
  • Create a culture centered on accountability, ownership, learning, and performance.
  • Support succession planning and leadership development throughout the region.
  • Assist with recruiting efforts for key operational positions.
  • Facilitate ongoing training and professional development initiatives.
  • Promote a guest-focused culture across all properties.
  • Review guest feedback and satisfaction metrics regularly.
  • Develop and execute service-improvement initiatives.
  • Ensure compliance with brand standards and quality-assurance requirements.
  • Lead corrective-action initiatives when standards are not met.
  • Collaborate with sales leadership to grow market share and revenue.
  • Support business-development initiatives and strategic account relationships.
  • Review market performance trends and competitor activity.
  • Ensure sales, operations, and revenue-management teams are aligned on performance objectives.
  • Serve as a primary operational liaison to ownership groups and stakeholders.
  • Present operational and financial performance updates.
  • Lead portfolio review meetings and strategic planning discussions.
  • Deliver performance analysis and actionable recommendations.
