About The Position

Prometheus is seeking an experienced Regional Construction Project Manager to lead multi-million dollar capital and renovation programs, shape regional strategy, and deliver high-quality results. This role involves managing project scopes, RFPs, bid analysis, budgets, and schedules for renovations and capital projects, ensuring quality control and efficient execution. The Project Manager will also supervise vendors and procurement, manage permits, compliance, and standards, and support special projects and regional forecasting. Requirements

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred.
  • Minimum of five (5) years of experience as a Construction Project Manager with a strong background in commercial or multi-family construction.
  • Proactive ability to develop business cases, justifying requirements, participate in complex regional budgeting process ($1M-$20M scope), and analyze large financial datasets.
  • Mastery in reading, interpreting, and analyzing architectural blueprints, structural plans, and complex technical specifications.
  • Proven track record effectively supervising outside vendors, negotiating favorable contract terms, and working alongside city building officials or professional engineers.
  • Fully versed in federal, state, and local governing building laws.
  • Highly proficient in Windows, MS Office (with emphasis on Excel), Outlook, and industry-standard property management/construction software (such as OneSite).

Responsibilities

  • Lead Capital & Renovation Projects: Manage project scopes, RFPs, bid analysis, budgets and schedules for renovations and capital projects, ensuring quality control and efficient execution across the portfolio.
  • Supervise Vendors & Procurement: Interview, select and manage contractors, sub-contractors and suppliers; approve purchase orders, negotiate contracts, resolve performance issues, and support asset management, acquisitions and operations.
  • Manage Permits, Compliance & Standards: Oversee permitting and inspector interactions, ensure compliance with federal/state/local building codes, uphold company standards, and support special projects and regional forecasting.
