The Senior Manager works with the VP of Real Estate Strategy and Planning and Finance to maintain a comprehensive long-range portfolio plan and uses AI tools and platforms to accelerate modeling, analysis, and reporting. The role shapes portfolio decisions across a global footprint and works directly with senior Finance and REWS leaders. It also leads high-visibility initiatives and develops financial analysis, recommendations, dashboards, and interactive tools to help leaders understand portfolio metrics and financial tradeoffs.

  • Experience building business cases and recommendations for senior executives.

  • Partner with the Transactions team from scenario development through signed deal; model deal terms, assess proposals against business cases, and provide financial guidance for negotiations.
  • Build and maintain a comprehensive long-range plan for the global portfolio, covering footprint, cost, capital, and lease events, and keep it current as business plans change.
  • Build and own financial models for portfolio scenarios, including consolidations, expansions, exits, relocations, renewals versus new deals, and footprint optimization.
  • Quantify P&L, cash flow, capital and operating expense, and balance sheet impacts; calculate ROI, NPV, IRR, and payback to compare options and recommend a path.
  • Apply lease accounting knowledge in collaboration with Accounting so scenario outputs reflect reported impacts of decisions such as exits, renewals, and early terminations.
